Queens has every kind of roof you can think of, and that's what makes it interesting. You've got steep Tudors with slate in Douglaston, original cedar on Colonials in Bayside, Capes and split-levels with asphalt shingles in Oakland Gardens, and attached brick rowhouses with low-slope roofs in Ridgewood and Middle Village. REVMA Roofing is based in Bayside, and I'm Stavros Latos, the owner. I come out to every estimate myself, so the person who looks at your roof is the same person who prices it and runs the job.
Queens Neighborhoods We Serve Every Week
Most of our Queens work is in the northeast part of the borough: Bayside, Douglaston, Little Neck, Whitestone, Beechhurst, Auburndale and Oakland Gardens. We also do a lot of roofs in Fresh Meadows, Jamaica Estates, Forest Hills, Kew Gardens and Glen Oaks. That covers ZIP codes like 11354, 11357, 11358, 11360, 11361, 11362, 11363, 11364, 11365, 11366, 11375 and 11432, and we go further into western and southern Queens when the job is right.
Your neighborhood gives us a starting point, and then your house gives us the details. A Tudor near Douglaston Parkway and a semi-attached house off Francis Lewis Boulevard are two different conversations, so the estimate always starts on your roof, not on a price sheet.
What Actually Damages Queens Roofs
It's not hail like you hear about in other parts of the country. In Queens it's wind, water and trees. North of Northern Boulevard, roofs take wind off Little Neck Bay and the Sound, and shingle damage starts at the edges. That's why the starter strip and drip edge matter so much, because they hold the first course down and send water off the perimeter. Nor'easters push rain sideways under weak flashing around chimneys and dormers.
Inland, south of the LIE, the big street trees are the problem. Leaves pack the valleys, which are the channels where two slopes meet, and then water backs up under the shingles. Then you've got freeze and thaw all winter. Water gets into a small gap, freezes, and opens it up a little more. So by the time a Queens shingle roof is 18 to 22 years old, it usually needs real attention, and slate that was put down right can go a lot longer if the flashing is maintained.
Insurance Claims in Queens: How We Approach Them
Sometimes a storm takes shingles off or a tree limb comes down on the roof. If that happens, here is exactly what we do: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or act for you with the carrier. Under New York Insurance Law §2101(g)(2), that's the job of you or a licensed public adjuster, not the roofer.
The rule we follow is simple: file for storm damage, not wear. If your roof is just old and tired, we'll tell you that and give you a straight price for the replacement, because filing a claim for normal wear doesn't help you with your carrier.
Bayside, Douglaston and Forest Hills: A Few Specifics
These three come up a lot on our calendar, and each one asks something different. Bayside is home, so we know the tight driveways that won't take a full-size container and we plan staging before the quote. Douglaston has a lot of steep slate and cedar on 1920s and 1930s houses, where we talk about keeping sound slate and replacing what's cracked. Forest Hills Gardens has its own private architectural review on top of the city's rules, so the material has to be approved there before we order anything. You can see more on our home base on the Bayside roofing page.
Queens Roofing FAQ
Who is the best roofing company in Queens?
I'd say look at who shows up and explains the work. We have 64 Google reviews at 5.0, and every estimate is done by me, the owner. Check any contractor's licence with NYC DCWP too. Ours is 2126882-DCWP. Get a second bid for the same roofing system and compare line by line.
How much does a roof replacement cost in Queens?
For architectural shingles, figure about $875 to $1,100 a square installed, so a typical Queens house with around 20 squares of roof lands near $17,500 to $22,000. Slate, cedar and composite cost more. Our Queens roof cost guide breaks it down by material, and you get one written price for the agreed scope.
Do you need a permit to replace a roof in Queens?
It depends on the scope. Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing the deck or sheathing does. Ask what your quote includes before you assume.
Can you put a new roof over my old one?
No. We strip it down to the deck every time, because I want to see the plywood before the new system goes on. City code also prohibits a recover over two or more layers, slate or tile.
How long does a roof replacement take in Queens?
Most shingle roofs are done in one day, sometimes two on a really big house. Slate and cedar take longer, and I'll give you the schedule in writing with the price.
Slate Roofing in Queens
Queens has more slate than people think, especially in Douglaston, Little Neck and the older parts of Bayside and Forest Hills. Slate is a different trade from shingles. Sound slate can often be kept and reinstalled, the copper flashing has to be right, and you don't walk on it like a shingle roof. If you love the look but not the weight or the price, composite slate gets you close. See our slate roofing and composite roofing pages, or the Bayside deep dive on slate roofing in Bayside. For attached houses with low-slope rear roofs, we also do flat roofing in EPDM, TPO and modified bitumen.
Why Queens Homeowners Choose REVMA
You deal with me, not a salesman. I don't do the three-prices routine where the number drops if you sign tonight. You get one price, in writing, for the work we agree on. Because I don't carry big-company overhead, my pricing usually runs 25 to 35% less than the big companies, and if you have a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and three to five sheets of plywood are already included in every shingle price.
For the full process, timeline and what's in the price, see our roof replacement page, or the Bayside version at roof replacement in Bayside. We also install cedar and asphalt shingle roofs across the borough.
