Clearview sits in the northeast corner of Queens at the foot of the Throgs Neck Bridge, right where the East River opens into Long Island Sound. It's mostly a postwar neighborhood, with the typical house built around 1950: Cape Cods, Colonial Revivals, some Tudors, detached houses on regular lots, and the big Clearview Gardens co-op, which went up in phases around 1950. I'm Stavros Latos, the owner of REVMA Roofing. We're based right next door in Bayside, and I come out to every estimate myself.
Clearview Blocks We Serve Every Week
We work the house blocks around Willets Point Boulevard, the streets near Clearview Park and its golf course, the blocks close to Little Bay Park and Fort Totten, and the streets along the edge of Whitestone and Bay Terrace. Clearview runs across ZIP codes 11357 and 11360.
Clearview Gardens is a co-op with its own board and its own contractors, so my work here is the private houses. Most are detached with a driveway, and I plan the container before I write the price.
What Actually Damages Clearview Roofs
Clearview is close to open water on the north side, with Little Bay and the Sound just past the Cross Island Parkway. The blocks nearest the water and the high ground near the golf course take wind coming in off the Sound, and that wind works on the edges, the rakes and the ridge first. If the starter course and drip edge aren't right, that's where the shingles go.
Age is the other problem. A lot of these houses were built around the same time, so a lot of the roofs are on the same schedule. Many have been reroofed a couple of times already, sometimes with a second layer right over the first. The decking under those layers is often original, and on a Cape, the dormers and the low eaves over the second floor rooms are where leaks and attic moisture show up. We strip it to the deck, replace bad plywood and fix the ventilation, because a Cape's attic space is small and it needs air.
Insurance Claims in Clearview: How We Approach Them
If a storm off the Sound takes shingles or a tree lands on the roof, we do three things: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is just at the end of its life, I'll tell you that and give you one written price.
Willets Point Boulevard, Clearview Park and Little Bay: A Few Specifics
On the blocks off Willets Point Boulevard, a lot of what we see is postwar Capes and Colonials, and the job is usually a clean tear-off of one or two layers, new plywood where it's soft, and better ventilation than the house had before. Around Clearview Park and the golf course, the open ground means more wind, so the edges get extra attention. On the blocks closest to Little Bay and Fort Totten, it's the same story with salt air added, so I look closely at the old flashing and nails, which corrode faster near the water.
Clearview Roofing FAQ
My Cape gets hot and damp upstairs. Can a new roof help?
Often, yes. A lot of Capes here have little or no real ventilation. When we replace the roof, we look at the intake and the exhaust together so the attic space can breathe.
How much does a new roof cost in Clearview?
It depends on the size, the layers and the plywood. Our Queens roof cost guide covers the factors, and you get one written price after I've seen the roof.
Do I need a permit to replace my roof in Clearview?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB.
Do you do roofs at Clearview Gardens?
No. Clearview Gardens is a co-op, and the building roofs are handled by the co-op. We do the private houses around it.
How long will the job take?
Most Clearview shingle roofs are done in one day, sometimes two on a bigger house. You get the schedule in writing with the price.
Shingle Roofing in Clearview
Clearview is shingle, almost all of it, and that's what we replace here. What makes a shingle roof last is the system underneath: ice and water shield at the eaves and in the valleys, a synthetic underlayment, a new drip edge, a starter strip on every edge, and ridge venting that matches the intake. On a house close to the water, I'd go with a shingle that has a high wind rating. See our shingle roofing page for the full system, or composite roofing if you want a different look.
Why Clearview Homeowners Choose REVMA
We're your neighbors, and you deal with me, the owner. No salesman, no three prices, no "sign tonight" discount. You get one written price for the work we agree on, and it usually comes in 25 to 35% less than the big companies because I don't carry their overhead. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are already in the price, and every job carries our workmanship warranty.
For the full process, see our roof replacement page. Nearby, see Beechhurst, Whitestone and Bayside, or our Queens page.
