The Owner Prices Every Roof Himself
Stavros Latos looks at every Far Rockaway roof before we write a price
Far Rockaway is the east end of the peninsula, with the Atlantic along the bottom and Nassau County right over the line. It was a resort town before it was part of the city, and you still see it in the houses: old summer bungalows that people turned into year-round homes, big older frame houses with porches and gables, and newer two-family houses filling the lots in between. I'm Stavros Latos, the owner of REVMA Roofing, and I come out to every estimate myself, so the person who climbs your roof is the person who writes your price.
We work all over Far Rockaway: Downtown Far Rockaway around Mott Avenue, the beach blocks including the bungalow blocks on Beach 24th to Beach 26th Street, Edgemere from Beach 32nd to Beach 52nd Street, the streets around O'Donohue Park and Nameoke Park, and over to Bayswater on the bay side. The ZIP codes are 11691 and 11693.
A lot of these houses are big, with big families in them, and the work schedule matters. We plan the tear-off around your week, we keep the yard and walkways clear while we work, and the magnet sweep for nails happens every day, not just at the end.
Salt air and wind off the ocean, all year. The salt gets into ordinary nails and steel flashing and rusts them out, and once a nail lets go, the wind lifts the shingle. So we use corrosion-resistant fasteners and flashing and nail to the manufacturer's high-wind pattern.
The other problem is age and layers. Bungalows that were built for summer got winterized and reroofed over the years, sometimes over the old roof, sometimes with a patch on a patch. When we open them up, the deck underneath usually needs work. The only way to do it is to rip it down to the wood and do it from scratch, so that's what we price, and three to five sheets of plywood are already in the number.
If a storm takes shingles off, here's what we do: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is just old, I'll tell you.
Around Mott Avenue and downtown, older houses sit right next to newer two-family houses, so we plan the staging and talk to the neighbor before tear-off. The bungalow blocks on Beach 24th, 25th and 26th Streets are the Far Rockaway Beach Bungalow Historic District, listed on the National Register: small 1921 cottages with porches and exposed rafters. Those are low, simple roofs, but the rafter tails and porch roofs are part of the look, so we keep the lines right. In Edgemere, Sandy hit hard and the recovery has been uneven, so you can find an original bungalow and a brand-new house on the same block, and each one needs its own plan.
How much does a new roof cost in Far Rockaway?
It depends on the size, how many layers are on there and what we find on the deck. Every job gets one written price after I've seen the roof. Our Queens roof cost guide explains what moves the number.
Do you work on the old Far Rockaway bungalows?
Yes. They're small roofs, but the porch roofs, rafter tails and old decking take care. We strip to the deck, replace bad wood and keep the cottage look.
Why do roofs near the beach wear out faster?
Salt air corrodes regular nails and flashing, and the ocean wind works on every loose edge. A roof near the water needs corrosion-resistant fasteners, a sealed starter course and the high-wind nailing pattern.
Do I need a permit to replace my roof in Far Rockaway?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
How long does the job take on a big Far Rockaway house?
Most shingle roofs are done in one day. A big frame house with a lot of gables and porch roofs can take two or three. You get the schedule in writing with the price.
Most of what we put on here is architectural shingle, and on a bungalow or an old frame house it looks right and holds up to the wind when it's installed properly. The parts that matter are the ones you don't see: ice and water shield at the eaves, the valleys and where porch roofs meet the wall, synthetic underlayment, new flashing, a drip edge and a ridge vent. See shingle roofing and composite roofing.
You talk to the owner the whole way. I give you one written price for the work we agree on, and that's the price. Because I don't carry the big companies' overhead, we usually come in 25 to 35% less than they do, and if you have a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, and we're GAF certified.

Far Rockaway was a beach resort before it was a city neighborhood, so the housing is a real mix: summer bungalows turned into year-round homes, big older frame houses with porches and gables, and newer two-family houses, many of them rebuilt after Sandy. Salt air off the Atlantic corrodes ordinary nails and flashing, and the ocean wind works on every loose edge. Older houses often have layers and patches hiding a tired deck. So we strip to the wood, use corrosion-resistant fasteners and nail to the high-wind pattern.
In Far Rockaway, the permit question starts with what we're replacing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. If your house is in a mapped flood zone and the job grows past the roof covering, we check what else applies before we price it, and it's all spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
