Beechhurst is the northeast corner of Whitestone, wrapped in water on two sides, and the houses here take more weather than almost anywhere else on our calendar. It started out as a summer colony in the 1910s and 1920s, with estates and a yacht club on the shore, and then filled in with brick Colonials, split-levels and newer custom homes after the war. I'm Stavros Latos, the owner of REVMA Roofing. We're based right next door in Bayside, and I come out to every estimate myself, so the guy on your roof is the guy who prices it.
Beechhurst Streets We Serve Every Week
Beechhurst runs from 154th Street east to Little Bay, and from the East River down to the Cross Island Parkway. We work the house blocks off Powells Cove Boulevard, along 162nd Street and 166th Street, around Totten Street and out toward Cryder's Point, where the shoreline turns south into Little Bay. It's all ZIP code 11357.
You'll also see the co-op towers here, like Le Havre and the Cryder House. Those buildings have their own managing agents and their own roofers. My work in Beechhurst is the houses, and that's what this page is about.
What Actually Damages Beechhurst Roofs
The reality is Beechhurst sits where the East River opens into Long Island Sound, between the Whitestone Bridge and the Throgs Neck Bridge, so a lot of these houses have nothing between them and open water. When a nor'easter comes down the Sound, the wind hits the first row of houses full force, and it lifts shingles from the edges first. That's why on a Beechhurst roof I care about the starter course, the drip edge and the nailing pattern more than anything else.
Then there's the salt air. Cheap flashing and exposed nails corrode faster on the water, so I look at what's holding the old roof down and what's been rusting. Wind-driven rain gets pushed sideways under step flashing and around chimneys, and on houses facing the water we usually run ice and water shield further up than code minimum, because that rain doesn't fall straight down here.
Insurance Claims in Beechhurst: How We Approach Them
After a big blow off the Sound, if shingles are missing or a section of roof is peeled back, we do three things: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If your roof is just old, I'll tell you that straight and give you one price to replace it.
Powells Cove Boulevard, Cryder's Point and 166th Street: A Few Specifics
Along Powells Cove Boulevard, the houses face north across the water toward the Bronx, so the north slopes and the rakes take the beating. Out near Cryder's Point, you get wind from two directions, off the river and off Little Bay, and the ridge needs real attention. On the inland blocks around 166th Street, it's more mid-century brick Colonials and split-levels, where we usually find a second layer of shingles somebody put on top years ago. That all comes off. We strip it down to the deck, check the plywood, and build it from scratch.
Beechhurst Roofing FAQ
Do waterfront houses in Beechhurst need a different roof?
Same materials, different details. On the water we put the money into the edges, the nailing and the flashing, because that's where wind and salt go to work first.
How much does a new roof cost in Beechhurst?
It depends on the size, the pitch and what's under the old shingles. Our Queens roof cost guide breaks it down, and every job gets one written price after I've seen the roof myself.
Do I need a permit to replace my roof in Beechhurst?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB.
Can you put new shingles over my old ones?
No. Overlays are a hack job, and on a windy waterfront lot they're worse, because the new layer has nothing solid to grab. We tear off to the deck every time.
Do you replace roofs on the Le Havre or Cryder House buildings?
No. Those co-ops have their own managing agents. We do the houses.
Shingle Roofing in Beechhurst
Most Beechhurst houses are asphalt shingle, and that's most of what we replace here. On the water I'd steer you toward a good architectural shingle with a high wind rating, a full starter strip on every edge, and ridge vents that are rated for coastal wind. See our shingle roofing page for the full system, or composite roofing if you want the look of slate or shake without the upkeep.
Why Beechhurst Homeowners Choose REVMA
You deal with me, the owner. No salesman, no three prices, no "sign tonight" discount. You get one written price for the work we agree on, and because I don't carry big-company overhead it usually comes in 25 to 35% less than the big companies. If you've got a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are already in the price, and every job carries our workmanship warranty.
For the full process, see our roof replacement page. Next door, see Malba, Whitestone and Clearview, or the rest of the borough on our Queens page.
