The Owner Prices Every Roof Himself
Stavros Latos looks at every College Point roof before we write a price
College Point has its own history, and you can read it on the roofs. It grew up as Conrad Poppenhusen's factory town in the 1800s, then filled in with single-family and two-family houses in the 1920s, small developments in the late 1930s, and rows of Cape Cods in the 1950s, with newer homes along the north shore after that. So one block might have an old frame house, a 1950s Cape and a 2000s two-family. I'm Stavros Latos, the owner of REVMA Roofing. We're based in Bayside, and I come out to every College Point estimate myself.
We work the whole peninsula, from Flushing Bay on the west to 138th Street on the east, and from the East River and Powell's Cove down to the Whitestone Expressway: the blocks along College Point Boulevard, Poppenhusen Avenue, the streets around MacNeil Park, and the 1950s blocks near 25th Avenue and 126th Street. It's all ZIP code 11356.
A lot of College Point lots are narrow, and plenty of houses are attached or close enough to touch. That means we plan the container and the material drop before I write the price, and we talk to the neighbor before tear-off so the job doesn't surprise anybody.
College Point sticks out into the water on three sides. MacNeil Park is on the point where Flushing Bay meets the East River, and the houses nearby get wind across open water from the west and the north. That's a different exposure from most of Queens, where the wind comes off the Sound. Shingles lift at the rakes and the ridge, and wind-driven rain finds any flashing that's loose around a chimney or a dormer.
The other thing is age and layers. On the older houses, we often find two layers of shingles, a deck made of old boards instead of plywood, and flashing that's been tarred over more than once. That's not something you fix by going over it. We rip it down to the deck, replace the bad sheathing, and build it from scratch.
If wind off the bay takes shingles or a limb comes down on the roof, we do three things: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is just old, I'll tell you and give you one written price.
Around MacNeil Park, the houses near the water take the most wind, so we spend the time on the edges, the nailing and the ridge. Along Poppenhusen Avenue and the older blocks near College Point Boulevard, it's the older houses, where the deck often needs real work, and I tell you up front how we'll handle extra sheathing. Near 25th Avenue and 126th Street, the 1950s Capes have simple roofs, but most are on their second or third set of shingles, so it's a full tear-off and a close look at the plywood.
My College Point house has old board sheathing. Do you have to replace it?
Not always. If the boards are solid, they can stay. If they're rotted, cracked or have big gaps, we replace them, and when sheathing gets replaced we file with DOB.
How much does a roof replacement cost in College Point?
It depends on size, pitch and how much of the deck needs work. Our Queens roof cost guide explains the factors, and you get one written price after I've seen the roof.
Do I need a permit to replace my roof in College Point?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB.
Can you work on an attached two-family house?
Yes. I talk to the neighbor before we start, and we seal the tie-in at the party wall properly so water can't run between the two roofs.
How long will my street be blocked?
Most shingle roofs are done in one day, sometimes two. We plan the container spot ahead so the block isn't tied up longer than it needs to be.
Most of what we replace in College Point is asphalt shingle, on pitched roofs over two-family houses, Capes and older frame homes. The system matters more than the brand: ice and water shield in the valleys and at the eaves, a synthetic underlayment, new drip edge, and proper ventilation so the attic doesn't cook in summer. See our shingle roofing and roof replacement pages for the full process.
You deal with me, the owner, not a salesman. No three prices, no "today only". You get one written price for the work we agree on, and it usually comes in 25 to 35% less than the big companies because I don't carry their overhead. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are already in the price, and every job carries our workmanship warranty.
Nearby, see Whitestone and Malba, or the rest of the borough on our Queens page.

College Point has water on three sides, Flushing Bay, the East River and Powell's Cove, so the houses near MacNeil Park take wind across open water from the west and north. The housing runs from old factory-town era houses to 1920s homes, late-1930s developments and 1950s Capes, and the older ones often hide two layers of shingles over board sheathing. We strip to the deck and build it from scratch.
In College Point, the permit question starts with what we're replacing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. That difference is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
