The Owner Prices Every Roof Himself
Stavros Latos looks at every Jamaica roof before we write a price
Jamaica is a big place, and the roofs change a lot from one end to the other. Up in Jamaica Hills, north of Hillside Avenue, you've got brick Tudors, Colonials and Cape Cods sitting on a ridge. Down in South Jamaica and around Baisley Park, it's detached and semi-attached houses plus rows of attached houses with shared roof lines. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself, so the guy who climbs up and looks at your roof is the same guy who writes your price.
We cover Jamaica Hills, the blocks around King Manor and Jamaica Center, the side streets off Parsons Boulevard and Sutphin Boulevard, South Jamaica, Baisley Park and the houses along Guy R. Brewer Boulevard and Merrick Boulevard. Our Jamaica ZIP codes are 11432, 11433, 11434, 11435 and 11436, next to Jamaica Estates, Hollis and Saint Albans.
On a block near the commercial strips, parking a container or a material truck takes some thought, so we look at the street during the estimate and plan the drop before you get a number. On attached houses we talk to the neighbor before tear-off, because when your roof is open, the joint at their wall is open too.
In Jamaica Hills, it's the trees and the slope. The houses sit on higher ground with a lot of mature street trees, so the valleys fill with leaves every fall, water backs up, and it works its way under the shingles. On a Tudor with steep pitches and dormers, every roof-to-wall joint is a spot where the flashing has to be right.
In South Jamaica, the ground is flatter and more open toward JFK, so wind gets at the edges of the roof. Shingles lift at the eaves and rakes first, and once a few tabs go, the next nor'easter pushes water under them. On attached houses, the trouble usually starts where one roof meets the next. Add freeze and thaw every winter and a shingle roof that's 18 to 22 years old usually needs real attention.
If a storm tears shingles off or a tree comes down on your house, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is just worn out, I'll tell you straight and give you one price for the replacement.
In Jamaica Hills, it's brick Tudors and Colonials with steep pitches, dormers and a lot of chimneys, so the copper or aluminum flashing around the brick gets as much attention as the shingles. In South Jamaica, a lot of houses have had a second layer put on at some point, so we strip it down to the deck and check the plywood before anything new goes on. Around Baisley Park, the semi-attached houses mean we coordinate with the neighbor and tie the new roof into the shared line properly, so water doesn't sit at the seam.
How do I find a good roofer in Jamaica, Queens?
Find someone who gets on the roof and explains every line of the quote. With us, that's me, at every estimate. Check any contractor's licence with NYC DCWP before you sign.
How much does a new roof cost in Jamaica?
It depends on the size, the pitch, how many layers come off and how much plywood is bad. Our Queens roof cost guide walks through it. You get one written price after I've seen your roof.
Do I need a permit to replace my roof in Jamaica?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
My house is attached. Can you replace just my side?
Yes. We replace your roof and tie it into your neighbor's properly at the shared line, and we let them know before we start.
Can you go over my old shingles?
No. Overlays hide bad plywood. We rip it down to the deck every time and start from scratch.
Most of what we replace in Jamaica is asphalt shingle, and on a Jamaica Hills Tudor that's a steep roof with a lot of cuts. Architectural shingles hold up well on those pitches if the valleys are done right, with ice and water shield underneath and the drip edge installed in the right order. If you want something heavier looking for a Tudor, composite slate gets the look without the weight. See our shingle roofing, roof replacement and composite roofing pages.
You deal with me, not a salesman. I don't do the three-prices routine where the number drops if you sign tonight. You get one written price for the work we agree on, and because I don't carry big-company overhead, it usually comes in 25 to 35% less than the big companies. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and three to five sheets of plywood are already in the price. Every job has our workmanship warranty.
For the rest of the borough, see our Queens page, or our home base on the Bayside page.

Jamaica covers a lot of ground, so the roof depends on which end you're on. In Jamaica Hills, brick Tudors and Colonials sit on a ridge under big street trees, so steep valleys and chimney flashing are the priority. In South Jamaica, the ground is flatter and more open, wind gets at the edges, and attached houses share a roof line with the neighbor. We look at all of that on your roof before we price it.
In Jamaica, the permit question starts with what we're replacing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. That difference is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
