The Owner Prices Every Roof Himself
Stavros Latos looks at every Oakland Gardens roof before we write a price
Oakland Gardens is the southern end of Bayside, between the Long Island Expressway and Union Turnpike, with Alley Pond Park on one side and Cunningham Park on the other. It filled in after the war, in the 1940s and 1950s, so you've got low-rise brick garden co-ops on some blocks and detached and semi-detached houses on the rest. The houses are the part I work on: Capes, split-levels and brick Colonials, most of them on their second or third shingle roof by now. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself.
We work the house blocks off Springfield Boulevard, the south end of Bell Boulevard, the streets along the Alley Pond Park edge, the side toward Cunningham Park, and the blocks around Cardozo High School and down to Union Turnpike. Oakland Gardens is ZIP code 11364, and our shop is up the road in Bayside.
If you live in a garden co-op, the roof belongs to the building and the board hires for it. For a house, it's just you and me in the driveway.
Two parks means a lot of trees. Between Alley Pond and Cunningham, the street trees and the park edge drop leaves and seed pods all fall, and they pack the gutters and the valleys. The water can't get off the roof, it backs up under the bottom course of shingles, and then the freeze and thaw over the winter opens it up a little more every year. Gutters get rebuilt on almost every job here, and the fascia behind them is often soft.
The other thing is age. A lot of these postwar houses had a second layer of shingles put right over the first one years ago. That hides soft plywood and it traps heat. You can't do it right on top of an old roof, so we strip it to the deck.
When a storm brings a park tree or a big limb down on a house, here's how we handle it: we document the damage with photos, we meet the adjuster on site, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the shingles are just worn out, I'll tell you, and you'll get one honest price to replace them.
Along Springfield Boulevard, it's busy and the parking is tight, so we plan the container and the delivery before the quote, not the morning of. On the blocks along the Alley Pond Park edge, the trees are the issue, so gutters, valleys and attic ventilation get a close look. Down by Union Turnpike, there are more semi-detached houses where your roof shares a line with the neighbor's, so I talk to the neighbor before tear-off and we tie the new roof in clean at the party wall.
Is there a roofer close to Oakland Gardens who does the estimate himself?
Yes, that's how we work. REVMA is in Bayside, and I come to every Oakland Gardens estimate personally.
What does a roof replacement cost in Oakland Gardens?
It depends on the size, the pitch and how many layers come off. I don't guess over the phone. I look at the roof and give you one written price. Our Queens roof cost guide covers what goes into it.
My house is semi-detached. Can you replace just my side?
Yes. We replace your side and flash the line between the two roofs properly so water doesn't run from their side into yours.
Do I need a DOB permit for a new roof in 11364?
Under 1 RCNY §101-14, new coverings and insulation above the deck don't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it.
How long will a new shingle roof last here?
With clear gutters and a vented attic, a lot longer than the one it replaced. Most failures we see here are drainage, not the shingle.
Most of what we put on here is architectural shingle. On a Cape, the dormers are the weak spot, so the step flashing and the dormer cheeks get redone. On a split-level, there's a spot where the upper roof meets the wall of the lower section, and that's where we see water come in. We use ice and water shield at the eaves and valleys, new drip edge, synthetic underlayment over the rest, and ridge vents so the attic breathes. See shingle roofing for the details, or composite roofing if you want a slate or shake look.
It's one person start to finish. I measure the roof, I write the price, and I'm the one you call. You won't get three prices or a deal that expires tonight, just one written price for the work. Since we don't have a big company's overhead, we usually come in 25 to 35% below the big guys, and if you have another company's written quote for the same roofing system, we'll match it. Our crews have been on roofs 15 to 20 years, we're GAF certified, and three to five sheets of plywood are included. The work carries our workmanship warranty.
See roof replacement for how the job runs. For the rest of the neighborhood, there's our Bayside page and the Queens page.

Oakland Gardens sits between Alley Pond Park and Cunningham Park, so trees are the first thing we think about: packed gutters and valleys, water backing up under the bottom course, and soft fascia. Then there's the postwar housing itself. A lot of the Capes and split-levels got a second layer of shingles years ago, which hides bad plywood. We strip to the deck and fix what's under it.
Whether an Oakland Gardens roof needs a permit comes down to the deck. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required we file with the DOB Queens borough office before we start. We spell it out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
