The Owner Prices Every Roof Himself
Stavros Latos looks at every Glendale roof before we write a price
Glendale is long and narrow, squeezed between Forest Park and the cemeteries, and the houses change as you go from one end to the other. Upper Glendale near Atlas Park has detached and semi-attached one- and two-family houses with real yards. Along Myrtle Avenue it's semi-detached wood frame houses and brick townhomes. Down in Lower Glendale you get older frame houses and yellow brick rows, and then Liberty Park, which is mostly detached frame houses with driveways. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself.
We work in Upper Glendale around Cooper Avenue and The Shops at Atlas Park, along Myrtle Avenue in Middle Glendale, in Lower Glendale, Liberty Park and the blocks near Evergreen Park, and over toward Woodhaven Boulevard and Forest Park. Glendale shares ZIP code 11385 with Ridgewood, and we're in Middle Village, Ridgewood and Rego Park the same week.
A lot of Glendale is semi-detached, so the neighbor is part of every job. When two houses share a roof line, we look at both roofs during the estimate and we talk to the neighbor before tear-off.
Glendale has more trees than people expect. Between Forest Park on one side and the cemeteries on the other, you've got big trees right over a lot of roofs, so leaves pack the valleys and gutters every fall and the water backs up under the shingles. That's why gutters and the fascia behind them come up on almost every job here.
Then there's the age. Plenty of the housing in Middle and Lower Glendale dates back to the late 1800s and early 1900s, so the roof has been redone a few times and sometimes the old shingles were just layered on top. When we see that, we rip it down to the deck, because the only way to do a roof right is from scratch. Freeze and thaw does the rest.
If a storm takes shingles off or a limb from one of those big trees comes down on your roof, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is just at the end of its life, I'll say so and give you one written price.
In Upper Glendale, the bigger detached and semi-attached houses usually mean a bigger roof with more valleys, so the drainage gets a close look. Liberty Park sits on the north slope of a hill and it's mostly detached frame houses with private driveways, which makes staging easy, but the houses up the slope catch more wind at the edges. Along Myrtle Avenue, it's semi-detached frame houses and attached brick, so we're tying into the neighbor's roof and working from the street.
One more thing. Lower Glendale has three districts on the National Register of Historic Places, which is a federal listing and not the same as Ridgewood's city Landmarks districts. We still check every address before we quote, so you know exactly which rules apply to your house.
I share a roof with my neighbor. Do we both have to replace?
No. We can replace your side and tie it in at the party wall with proper flashing so the seam holds. If your neighbor wants theirs done at the same time, it usually makes sense, and we'll price both.
How much does a roof replacement cost in Glendale?
It depends on the size, the pitch and what we find under the old shingles. I come out, look at the roof and give you one written price. Our Queens roof cost guide explains what goes into it.
Do I need a permit to replace my roof in Glendale?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
Should I do the gutters with the roof?
Usually, yes. The hangers get disturbed during tear-off, and the fascia behind old gutters is often where rot starts. We look at them during the estimate and tell you straight.
Most of what we put on in Glendale is architectural shingle, on wood frame houses that have been around a long time. Older frame houses often have a board deck instead of plywood, so we check it, replace what's soft, and then put down ice and water shield at the eaves and valleys, new underlayment, drip edge and fresh flashing at every wall and chimney. If you want the look of slate or shake on a detached house in Liberty Park or Upper Glendale, composite is a good option. See shingle roofing, roof replacement and composite roofing.
You deal with me, the owner, start to finish. No salesman, no three prices, no pressure. You get one written price, and because I don't carry big-company overhead, it usually comes in 25 to 35% less. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are in the price, and the work is covered by our workmanship warranty.
For the rest of the borough, see our Queens page.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
