The Owner Prices Every Roof Himself
Stavros Latos looks at every Middle Village roof before we write a price
Middle Village is mostly single-family homes, and a lot of them are attached. Builders like Baier and Bauer put up rows of single-family houses here in the late 1920s, around Juniper Valley Road and 77th Place, and you still see those rows today next to semi-detached houses and detached homes on the side streets. I'm Stavros Latos, the owner of REVMA Roofing. I come to every estimate myself, so the guy who looks at your roof is the guy who prices it and runs the job.
We work all through Middle Village: the blocks around Juniper Valley Park, Juniper Valley Road, Metropolitan Avenue, Eliot Avenue, Furmanville Avenue, Dry Harbor Road and the streets near Mount Olivet Crescent. The ZIP code is 11379, and from here it's a short drive to Glendale, Maspeth, Ridgewood and Rego Park.
On attached and semi-detached houses, the job starts before the crew does. I want to know what your neighbor's roof looks like, how old it is and where the two roofs meet, and then we talk to them before tear-off.
Middle Village is surrounded by open ground. You've got Juniper Valley Park on one side and big cemeteries like St. John's and Lutheran All Faiths on the others, and the houses that face that open land take the wind full on. Wind starts at the edges, so on those blocks we spend extra time on the starter course, the drip edge and the rakes.
The other thing is the shared roof line. When two roofs meet at a party wall and one of them gets replaced and the other doesn't, that seam is where water gets in if it isn't tied in right. Add freeze and thaw every winter and leaves packing the gutters on the tree-lined streets, and that seam is where we see most of the trouble. A lot of shingle roofs here need real attention by 18 to 22 years.
If a storm takes shingles off or a branch lands on the roof, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If your roof is just tired, I'll tell you, and you'll get one written price for the replacement.
Around Juniper Valley Park, the 1920s attached rows mean almost every job is a neighbor conversation, and we flash the seam between your roof and theirs so it holds no matter what they do later. Along Metropolitan Avenue, near the cemeteries, it's the wind off the open ground, so the edges get the most attention. Around Furmanville Avenue and 78th Street, the builders put up bigger seven-room houses in the early 1930s. Houses that age have usually been re-roofed more than once, so we expect a couple of layers of shingles and a few soft spots in the deck, and we strip it all and check every sheet.
My house is attached. Can I replace my roof without my neighbor doing theirs?
Yes. We replace your section and tie it into the neighbor's roof at the party wall with proper flashing, so the seam stays watertight. We talk to them before we start, and if they want theirs done at the same time, we can price both.
How much is a new roof in Middle Village?
Every roof is different, so I come out, look at it and give you one written price. Our Queens roof cost guide walks through what moves the number.
Do I need a permit to replace my roof in Middle Village?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
How long does the job take?
Most shingle roofs on Middle Village houses are done in one day. You get the schedule in writing with the price.
Most of the pitched roofs here are asphalt shingles, and on an attached house the way you install them matters as much as the shingle you pick. We rip it down to the deck, put ice and water shield at the eaves and along the party wall, new underlayment, new drip edge, and step flashing wherever the roof meets a wall. Matching the color and profile of the neighbor's shingle is something we talk about up front, because on a row of houses it shows. For the full process, see roof replacement and shingle roofing, and if you want a slate look, composite roofing.
You deal with me, the owner. No salesman and no "sign tonight" discount, just one written price for the work we agree on. Because I don't carry the big companies' overhead, that price usually comes in 25 to 35% less, and if you have a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are in the price, and every job carries our workmanship warranty.
For the rest of the borough, see our Queens page.

A lot of Middle Village houses are attached, including rows of single-family homes from the late 1920s, so your roof shares a line with your neighbor's. That seam is where water gets in when one side is replaced and the other isn't. Then you have open ground everywhere, Juniper Valley Park and the cemeteries, and the houses facing it take more wind at the edges. So before we talk shingles, we look at the party wall, the neighbor's roof and which way your house faces.
In Middle Village, the permit question starts with what we're replacing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. That difference is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
