First, so nobody gets confused: this page is about Floral Park, Queens, the neighborhood on the New York City side of the line, sometimes called North Floral Park. The Village of Floral Park is right next door in Nassau County, with its own building department, and that's a different set of rules. On the Queens side, it's NYC DOB, and that's where we work. The housing here is mostly Cape Cods built after World War II for returning soldiers, plus brick ranches and some Colonials. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself.
Floral Park Blocks We Serve Every Week
The Queens side of Floral Park runs roughly from Union Turnpike, where Glen Oaks starts, down toward Hillside Avenue and Jericho Turnpike, and from Little Neck Parkway and 252nd Street over to Langdale Street at the Nassau line. We also cover the Bellerose border and Glen Oaks. The ZIP codes are 11004 and 11001. Just know that 11001 also covers houses in the Village, so when you call, tell me which side of the line you're on and I'll confirm it with the address.
The lots here are a decent size and most houses have a driveway, so getting a container in is usually easy.
What Actually Damages Floral Park Roofs
It's mostly the dormers. A lot of these Capes started as small houses, three bedrooms and one bath, and over the years people expanded them, so now you've got shed dormers and add-ons sitting on the original roof. Every place a dormer wall meets the roof is a joint that needs step flashing and counter flashing done right, and when somebody cut corners on an addition years ago, that's exactly where the leak shows up. Let's say there's a stain on the upstairs ceiling, most of the time we find the cause at the dormer.
Then you have the trees. This is a leafy neighborhood, and the valleys and gutters pack up every fall. Water backs up, freezes in January, and lifts the shingles at the eaves.
Insurance Claims in Floral Park: How We Approach Them
If a storm takes shingles off or a limb comes through, here's what we do: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. A 70-year-old Cape with a 25-year-old roof on it usually just needs a new roof, and I'll tell you that straight.
Union Turnpike, Little Neck Parkway and the Bellerose Line: A Few Specifics
Near Union Turnpike, a lot of the houses are expanded Capes with big rear dormers, so the low-slope section on the dormer gets looked at separately from the main roof. Along Little Neck Parkway, it's a mix of Capes and brick ranches, and on a ranch the long, low roof means the ridge vent and the attic ventilation matter more than people think. At the Bellerose and Village line near Langdale Street, we confirm the address is in Queens before we write the permit section of the scope, because the rules are different a block away.
Floral Park Roofing FAQ
Is Floral Park in Queens or Nassau?
Both. Floral Park, Queens is an NYC neighborhood under NYC DOB. The Village of Floral Park is in Nassau County with its own rules. This page, and our permit answers, are for the Queens side.
How much does a new roof cost on a Floral Park Cape?
It depends on the size, the dormers and what's under the shingles. Every job gets one written price after I've seen the roof. Our Queens roof cost guide explains what moves the number.
My dormer leaks every heavy rain. Do I need a whole new roof?
Not always. If the rest of the roof is sound, I'll tell you the dormer flashing is the problem. If the roof is old too, do it all once, the right way, with new flashing everywhere.
Do I need a permit to replace my roof in Floral Park, Queens?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
How long does a Cape roof take?
Most are done in one day. A big expanded Cape with a lot of dormers can go to two. You get the schedule in writing with the price.
Cape Cod and Ranch Roofing in Floral Park
Capes and ranches are simple roofs, which is good news, because a simple roof done right lasts. We strip it down to the deck, put ice and water shield at the eaves, the valleys and every dormer wall, run synthetic underlayment over the rest, and finish with architectural shingles, a drip edge and a ridge vent. Composite slate or shake also works well on a Cape. See shingle roofing and composite roofing.
Why Floral Park Homeowners Choose REVMA
We're based in Bayside and you deal with me the whole way. One written price, no "sign tonight" discount. Because I don't have a big company's overhead, we usually come in 25 to 35% less than the big companies, and if you have a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and three to five sheets of plywood are included.
For the full job, see roof replacement, or see our Queens page for the rest of the borough.
