Douglaston Manor, properly called Douglas Manor, is the mile-long peninsula that runs out into Little Neck Bay north of Northern Boulevard. It was laid out as a planned community in the early 1900s, and in 1997 the city made the whole thing the Douglaston Historic District, with more than 600 buildings inside it. The houses are Tudor Revival, Colonial Revival, Arts and Crafts, Mediterranean and Queen Anne, a lot of them with steep roofs, dormers and original slate or wood. I'm Stavros Latos, the owner of REVMA Roofing. We're based in Bayside, right across the bay, and I come out to every estimate myself.
Douglaston Manor Streets We Serve Every Week
We work the whole peninsula: Shore Road along the water, Bayview Avenue, Manor Road, Grosvenor Street, Marinette Street, Beverly Road, Arleigh Road, Douglas Road and the blocks around Cherry Street. It's ZIP code 11363. For the inland part of the neighborhood, Douglaston Hill and the blocks south of Northern Boulevard, see our Douglaston page.
The Manor streets are narrow and curving, the trees are big, and a lot of houses sit close to the road. A full-size container doesn't fit everywhere, so I plan the staging, and sometimes a smaller container or a dump trailer, before I write the price.
What Actually Damages Douglaston Manor Roofs
The peninsula has water on three sides. The houses on Shore Road look straight out over Little Neck Bay, and when a nor'easter comes in, the wind and rain come across the bay with nothing to stop them. On those houses, the bay-facing slopes and the rakes take the hit, and the flashing around chimneys and dormers is where water gets in first.
Inside the peninsula, it's the trees. The Manor is full of big old trees, and they drop leaves and limbs on steep roofs with a lot of valleys. Those valleys pack up, water backs up, and on a slate roof one cracked or slipped piece can let water run behind the ones under it for a long time before you see a stain.
Insurance Claims in Douglaston Manor: How We Approach Them
If a storm off the bay takes slate or shingles, or a limb comes through the roof, we do three things: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is just at the end of its life, I'll tell you and give you one written price.
Shore Road, Bayview Avenue and Grosvenor Street: A Few Specifics
On Shore Road, it's full exposure to the bay, so the details on the water side are what decide how long the roof lasts. Along Bayview Avenue, we see a lot of steep roofs with dormers, so the step flashing where the roof meets the wall gets checked piece by piece. On the inner streets like Grosvenor Street, the trees are the main problem, so we put extra attention on the valleys and the gutters.
Douglaston Manor Roofing FAQ
Do I need Landmarks approval to replace my roof in Douglas Manor?
Yes. The whole peninsula is the Douglaston Historic District, so exterior work, including a roof, needs Landmarks Preservation Commission approval before it starts. We work out the material and details with you, and I build that time into the schedule.
Can I switch from slate or cedar to asphalt shingles?
That's a Landmarks question, not just a price question. It depends on your house and what the Commission will approve. I'll tell you honestly what's realistic.
How much does a roof cost in Douglaston Manor?
Slate and cedar on a steep Manor roof are a different job from shingles on a Cape. Our Queens roof cost guide covers the factors, and you get one written price after I've been up on the roof.
Do I also need a DOB permit?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB. Landmarks approval is separate.
Can you save my original slate?
Often, yes. Sound slate can be kept and reinstalled. Cracked or broken pieces can't be reused under city rules, so we replace those and redo the copper flashing.
Slate and Cedar Roofing in Douglaston Manor
A lot of the best roofs in Queens are on this peninsula, and they're worth doing right. With slate, we keep what's sound, replace what's broken with a matching piece and redo the copper. With cedar, ventilation underneath matters, because wood needs to breathe, especially this close to the water. Where a house has asphalt shingle already, we replace it with an architectural shingle that suits the house. See our slate roofing, cedar roofing and shingle roofing pages.
Why Douglaston Manor Homeowners Choose REVMA
You deal with me, the owner, from the first look to the last nail. No salesman and no three-prices routine. You get one written price for the work we agree on, and it usually comes in 25 to 35% less than the big companies because I don't carry their overhead. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and every job carries our workmanship warranty.
For the full process, see our roof replacement page. Nearby, see Douglaston, Little Neck and Bayside, or our Queens page.
