The Owner Prices Every Roof Himself
Stavros Latos looks at every Douglaston roof before we write a price
Douglaston is more than the peninsula. Most of the neighborhood is inland: the old houses on Douglaston Hill around Zion Church, the Capes, Tudors and ranches in Douglaston Park, and the attached homes and condos near the Douglaston Shopping Center south of Northern Boulevard. Every one of those is a different roof. I'm Stavros Latos, the owner of REVMA Roofing. We're based next door in Bayside, and I come out to every estimate myself. If you live on the Douglas Manor peninsula, see our Douglaston Manor page, because the landmark rules there are their own conversation.
We work Douglaston Hill, between Northern Boulevard and the Long Island Expressway around Douglaston Parkway, 240th Street and Depew Avenue, plus Douglas Bay, Winchester Estates, Douglaston Park and the blocks south of the LIE along the edge of Alley Pond Park. Our Douglaston ZIP codes are 11362 and 11363,.
Douglaston Hill is steep in places, and some of the driveways are long and narrow, so I figure out the staging before the price is written. On the attached homes near the shopping center, we talk to the neighbors first, because one roofline runs across several houses.
Inland Douglaston is about trees more than wind. Alley Pond Park is right on the west side, and the hill blocks have big old trees hanging over the roofs. Every fall the valleys and gutters fill up, water backs up under the shingles, and a heavy limb in a storm can go right through a deck.
The other thing is age. The houses on Douglaston Hill were built mostly between 1890 and 1930, and some go back further. Those roofs have been redone a few times with whatever was cheap at the moment, so we sometimes find shingles over wood shakes, or patched flashing on top of patched flashing. The only way to do it is to strip it down to the deck and start from scratch.
If a storm brings a tree down on the roof or takes shingles off, we do three things: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is just worn out, I'll tell you and give you one straight price.
Douglaston Hill is its own historic district, designated by the Landmarks Preservation Commission in 2004. The houses there are Queen Anne, Colonial Revival, Shingle style, Arts and Crafts and Tudor Revival, and the roofs include slate, wood shingle, asphalt shingle and standing seam metal. Any exterior work there, including a roof, needs Landmarks approval before it starts, and I build that time into the schedule. In Douglaston Park, it's a mix of large older homes, Capes, Tudors and 1960s ranches, mostly shingle. Near the Douglaston Shopping Center, the attached homes from the 1950s through the 1970s share rooflines, so tying into the neighbor's roof properly is half the job.
Do I need Landmarks approval to replace my roof on Douglaston Hill?
If your house is inside the Douglaston Hill Historic District, yes. Exterior work needs Landmarks Preservation Commission approval first. We work out the material and details with you before anything is ordered.
How much is a new roof in Douglaston?
It depends on the house, the material and, on the Hill, what Landmarks will approve. Our Queens roof cost guide covers the factors, and you get one written price after I've seen the roof.
Do I need a DOB permit to replace my roof in Douglaston?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB.
A tree hangs over my roof. Should I deal with that first?
It helps. Trimming the limbs over the roof before a replacement keeps the new valleys and gutters clear longer.
I'm in an attached house near the shopping center. Can you do just my part?
Yes. We talk to the neighbor before tear-off and seal the joint at the party line so the two roofs shed water together.
Douglaston has a bit of everything. On the Hill, we see slate, wood shingle and standing seam metal on the older houses, and we keep sound slate, replace what's broken and redo the copper flashing. In Douglaston Park and south of the LIE, it's mostly architectural shingle, and that's most of what we replace. If you want a slate or shake look without the weight, composite gets you close, though on the Hill it has to pass Landmarks first. See our shingle roofing, slate roofing and composite roofing pages.
You deal with me, the owner. No salesman, no three prices, no "sign tonight" discount. You get one written price for the work we agree on, and it usually comes in 25 to 35% less than the big companies because I don't carry their overhead. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and every job carries our workmanship warranty.
For the full process, see our roof replacement page. Nearby, see Douglaston Manor, Little Neck and Bayside, or our Queens page.

Inland Douglaston is three different roofs. On Douglaston Hill, a Landmarks historic district since 2004, the houses date mostly from 1890 to 1930 and carry slate, wood shingle and standing seam metal. Douglaston Park mixes older homes with Capes, Tudors and 1960s ranches. Near the shopping center, attached homes share rooflines. Add the big trees along Alley Pond Park and the valleys are always the first thing we check.
In Douglaston, the permit question starts with what we're replacing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. Inside a Landmarks historic district, exterior work, including a roof, also needs Landmarks Preservation Commission approval first, and we build that into the schedule. That difference is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
