Auburndale is right next door to us in Bayside, so I'm here a lot. It's one of the most Tudor-heavy pockets in Queens, and the rest is mostly big Dutch Colonials and Cape Cods on lots with real lawns and driveways. A lot of these houses are on their second or third roof. I'm Stavros Latos, I own REVMA Roofing, and I come out to every estimate myself, so the guy on your roof with the tape measure is the guy who writes your price.
Auburndale Streets We Serve Every Week
We work the whole neighborhood: the blocks around the Auburndale LIRR station, Francis Lewis Boulevard, Utopia Parkway, Crocheron Avenue, 35th Avenue, Pidgeon Meadow Road and the edge of Broadway-Flushing to the west. Auburndale is ZIP code 11358, and from here it's a short drive to Bayside, Fresh Meadows and Flushing.
Auburndale has driveways, but a lot of them are shared or tight. So before I give you a number, I look at where the container goes and where the crew can stage without blocking your neighbor.
What Actually Damages Auburndale Roofs
On a Tudor, the trouble is almost never the middle of the roof. It's where the steep front gable meets the main roof, the valleys between them, and the spots where the roof runs into a brick or stucco wall. That's a lot of flashing, and when it was done cheap, you find out from a stain on the bedroom ceiling.
Then there are the trees. Auburndale streets are lined with big old maples and oaks, and every fall the valleys fill up with leaves. The water backs up, sits there, and over a few winters of freeze and thaw it works its way under the shingles. So when we replace a roof here, the valleys get ice and water shield and the flashing gets redone, not reused.
Insurance Claims in Auburndale: How We Approach Them
If a storm rips shingles off or a limb from one of those street trees comes down on the roof, here's what we do: we document the damage with photos, we meet the adjuster at the house, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If your roof is just old, I'll tell you that straight, and you'll get one price for the replacement.
Francis Lewis Boulevard, Utopia Parkway and the Station Blocks: A Few Specifics
Along Francis Lewis Boulevard, the houses take more traffic dust and more wind because the street is wide open, so we pay extra attention to the edges and the drip edge. Near Utopia Parkway, you get a lot of Capes with dormers, and the dormer cheeks and step flashing are where the leaks start. Around the station blocks, some of the older houses have had shingles layered over shingles, and the only right way to do that is to strip it down to the deck and look at the plywood before anything new goes on.
Auburndale Roofing FAQ
How do I pick a roofer in Auburndale?
Find someone who walks you through every part of the quote and is the same person you'll call later. With us, that's me. We're based in Bayside, right next door.
How much does a new roof cost on an Auburndale Tudor?
It depends on the pitch, how many gables and valleys you have, and what's under the shingles. I don't quote over the phone. I come out, look at the roof, and you get one written price. For the general picture, our Queens roof cost guide explains what moves the number.
Do I need a permit to replace my roof in Auburndale?
Under 1 RCNY §101-14, replacing the coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. If the deck or sheathing gets replaced, it does, and we file it with DOB.
Can you match the look of the other Tudors on my block?
Yes. Architectural shingles come in darker, heavier profiles that suit a Tudor, and if you want something closer to slate, composite slate is an option. I'll bring samples.
How long does the job take?
Most Auburndale shingle roofs are one day. A big Tudor with a lot of valleys can run into a second day. You get the schedule in writing with the price.
Tudor Roofing in Auburndale
A Tudor roof is steep and cut up, with cross gables, deep valleys and roof lines that die into the wall. We do these with architectural shingles most of the time, with ice and water shield in the valleys and along the eaves, new step flashing at every wall, and proper ridge ventilation so the attic isn't cooking in July. See shingle roofing, slate roofing and composite roofing.
Why Auburndale Homeowners Choose REVMA
You deal with me from the first visit to the cleanup. There's no salesman, no three prices, and no "sign today" special. You get one written price for the scope we agree on, and because I don't carry a big company's overhead, it usually lands 25 to 35% under the big outfits. If you have a competitor's written quote for the same roofing system, show me and we'll match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are already in the price, and the job is backed by our workmanship warranty.
For the full process, see roof replacement. For our home base next door, see the Bayside page, or the Queens page for the rest of the borough.
