Ridgewood is one of the most recognizable neighborhoods in Queens, block after block of yellow brick rowhouses built between about 1905 and 1915. Mixed in with all that brick you've got detached and semi-detached frame houses, a lot of them older than the rowhouses, plus later single-family homes with garages, and those are the pitched roofs we replace. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself, so the person who climbs up and looks at your roof is the same person who prices it.
Ridgewood Blocks We Serve Every Week
We work across Ridgewood: the blocks off Myrtle Avenue and Fresh Pond Road, Forest Avenue, the old Linden Hill section near Metropolitan Avenue, the streets around Stockholm Street, and the eastern edge where Ridgewood runs into Middle Village and Glendale. Ridgewood shares ZIP code 11385 with Glendale.
Access is the first thing I look at here. Most Ridgewood houses sit right on the sidewalk with no driveway, so the dumpster, the material drop and the ladder all have to work from the street. We plan that before the quote.
What Actually Damages Ridgewood Roofs
The reality is that Ridgewood is old housing. A lot of the frame houses here went up before 1905, when the city started requiring masonry for new buildings, so the roof has usually been redone more than once. Strip one and you often find layers of shingle over a deck of old boards, so we take it down to the deck and fix what's under it.
Then it's the weather. Freeze and thaw opens up small gaps every winter, and nor'easters drive rain sideways into the joint where a pitched roof meets a brick party wall. On a semi-detached house, that wall line is where most leaks start, so that flashing gets the most attention.
Insurance Claims in Ridgewood: How We Approach Them
If wind pulls shingles off your roof or a branch comes down on it, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If your roof is just old, which on a lot of Ridgewood houses it is, I'll tell you that straight and give you one written price for the replacement.
Fresh Pond Road, Linden Hill and the Historic Districts: A Few Specifics
On semi-detached frame houses near Fresh Pond Road, the shared wall with the neighbor is the detail that matters, and we talk to the house next door before tear-off. In the old Linden Hill section near Metropolitan Avenue, older frame houses usually have a board deck, so we check every board before the new roof goes on.
Then there are the city historic districts. The Landmarks Preservation Commission has designated four in Ridgewood: the Stockholm Street Historic District (2000), Ridgewood North (2009), Ridgewood South (2010) and Central Ridgewood (2014). Most of those buildings are attached brick rowhouses. If your house is inside one, exterior work needs LPC approval, so we check your address before we quote and build that into the schedule.
Ridgewood Roofing FAQ
Do I need Landmarks approval to replace my roof in Ridgewood?
Only if your house is inside one of the four LPC historic districts, and then exterior work needs an LPC permit first. The National Register districts here are a federal listing and a different thing. We look up your address before the estimate.
Can I replace just my half of a semi-detached roof?
Yes, and we do it a lot. The key is the line where your roof meets your neighbor's. We tie in and flash that seam so water can't get under it, and we talk to the neighbor before we start.
How much does a new roof cost in Ridgewood?
It depends on the size, the pitch, what's under the old shingles and how we get material up from the street. I come out, look at the roof, and you get one written price. Our Queens roof cost guide explains what moves the number.
Do I need a DOB permit for a roof replacement?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
Shingle Roofing in Ridgewood
Most of the pitched roofs we do in Ridgewood are architectural shingles, and the way we do them is the same every time: rip it down to the deck, replace the bad boards or plywood, ice and water shield at the eaves and along the walls, new underlayment, new drip edge, and proper flashing wherever the roof hits brick. Composite slate is an option if you want more character on an older frame house. See shingle roofing, roof replacement and composite roofing for how each job runs.
Why Ridgewood Homeowners Choose REVMA
You deal with me, the owner, from the estimate to the last nail. You get one written price for the work we agree on, and because I don't carry the overhead of the big companies, it usually comes in 25 to 35% less. If you have a competitor's written quote for the same roofing system, bring it and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are already in the price, and the job comes with our workmanship warranty.
