The Owner Prices Every Roof Himself
Stavros Latos looks at every Bronx roof before we write a price
The Bronx asks more of a roofer than people give it credit for. Up in Riverdale and Fieldston you've got 1920s Tudors and Colonials with original slate and clay tile. Over in Throgs Neck, Country Club and City Island the houses take wind right off the water. And across the east and south Bronx there are rows of attached brick homes with low-slope roofs behind parapets. REVMA Roofing is based in Bayside, right across the Throgs Neck Bridge, and I'm Stavros Latos, the owner. I come to every Bronx estimate myself, so you deal with me from the first look to the final walk.
Most of our Bronx work is in Riverdale, Fieldston, Spuyten Duyvil, Throgs Neck, Country Club, Pelham Bay, City Island, Morris Park and Pelham Gardens. That covers ZIP codes like 10461, 10462, 10464, 10465, 10469, 10471 and 10475. We also take jobs in Schuylerville, Edgewater Park and Woodlawn when it's a roof we do well.
A detached Tudor in Fieldston and a semi-attached brick house in Morris Park don't share much except the borough, so I look at the house first and then we talk material, access and scope.
On the east side it's the water. Throgs Neck, Country Club and City Island sit on the East River and Long Island Sound, and nor'easters drive wind and rain sideways. Shingle roofs fail at the edges first, so the starter strip and drip edge have to be done right. On the low-slope rear roofs behind parapets, the trouble is drainage and the joint where the roof meets the wall. Water sits, finds the weak flashing, and comes in.
In Riverdale and Fieldston it's age and trees. A lot of that slate is close to a hundred years old. Good slate can still have life in it, but the nails and the flashing give out before the stone does, and the mature trees drop leaves into the valleys every fall. Add freeze and thaw all winter, and a small gap becomes a leak. Most Bronx shingle roofs need real attention somewhere around 18 to 22 years.
When a storm takes shingles off or a branch comes through, here's what we do: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor. We don't negotiate your claim or speak for you with the carrier, because under New York Insurance Law §2101(g)(2) that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is simply old, I'll tell you, and you'll get a straight replacement price instead of a claim that won't hold up.
These three neighborhoods make up a big share of our Bronx calendar. Riverdale has steep slate and tile, so we talk about keeping sound slate, replacing broken pieces and redoing the copper flashing. Fieldston is a designated historic district, so visible work also goes through Landmarks Preservation Commission review, and we plan for that before materials are ordered. Throgs Neck is mostly shingle and low-slope work on houses that take the wind off the water, so the edges and drainage get the most attention.
Who is the best roofing company in the Bronx?
Look at who comes to the estimate and how clearly they explain the job. We have 64 Google reviews at 5.0, and I handle every estimate myself. Check the contractor's licence with NYC DCWP; ours is 2126882-DCWP. Then compare written quotes for the same roofing system.
How much does a roof replacement cost in the Bronx?
Architectural shingles run about $875 to $1,100 a square installed, so a 20-square roof is around $17,500 to $22,000. A low-slope rowhouse roof of 8 to 12 squares runs about $8,000 to $16,000. Our roof cost guide has the full breakdown, and the same pricing applies in the Bronx.
Do I need Landmarks approval for a new roof in Fieldston?
For visible work in a designated historic district like Fieldston, yes, Landmarks Preservation Commission review is part of the job. We build that into the schedule before ordering materials.
What is the most expensive part of replacing a roof?
Material and labor are the big pieces, and a steep roof with lots of intersections takes more labor. Rotten decking can add to it once the old roof is off. We include three to five sheets of plywood, and extra sheets are $110 each, so you know that number upfront.
Will you push me to sign today?
No. You get one price for the scope we agree on, in writing, and you take the time you need.
So many Bronx houses have a low-slope roof somewhere, usually the rear section behind a parapet. We replace those in EPDM, TPO and modified bitumen, and the job is really about drainage and the wall flashing, not just the membrane. If the roofing is torch-applied, FDNY requires a Certificate of Fitness holder on site. See our flat roofing page for the details, and our slate roofing page for the Riverdale and Fieldston side of the borough.
You deal with me, the owner, start to finish. No three-prices routine and no "sign tonight" discount. You get one written price, and because I don't carry big-company overhead it usually comes in 25 to 35% less than the big companies. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and we strip every roof down to the deck so nothing gets hidden under a new layer.
For the full process, see our roof replacement page. We also install asphalt shingle, cedar and composite roofs across the Bronx.

The Bronx has two very different roof problems. On the east side, Throgs Neck, Country Club and City Island take wind and sideways rain off the Sound, so shingle edges and drip edge get tested every nor'easter. In Riverdale and Fieldston, a lot of the slate and clay tile is close to a hundred years old, and the nails and flashing give out before the stone does. And across the borough, attached brick homes have low-slope rear roofs behind parapets where drainage and wall flashing decide whether it leaks.
Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing the deck or sheathing does, and it's filed with the DOB Bronx borough office. Fieldston is a designated historic district, so visible roof work there also goes through Landmarks Preservation Commission review. Torch-applied flat roofing needs an FDNY Certificate of Fitness holder on site.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
