The Owner Prices Every Roof Himself
Stavros Latos looks at every Rosedale roof before we write a price
Rosedale sits right on the city line, where Queens meets Valley Stream and Nassau County, and it was farmland until the mid-1930s. Then it filled in fast, so most of what we see is a ranch, a Cape Cod or a Colonial, with asphalt shingles that have usually been replaced once or twice already. I'm Stavros Latos, the owner of REVMA Roofing, and I come out to every estimate myself, so the person who gets on your roof is the same person who gives you the price.
We work the whole neighborhood: the blocks around Brookville Park, the streets off Francis Lewis Boulevard and Sunrise Highway, the houses near Merrick Boulevard and Rockaway Boulevard, and the two little pockets down by the water, Meadowmere and Warnerville. Rosedale is all one ZIP code, 11422.
A lot of Rosedale houses have a real driveway, which makes staging easier than in most of Queens. On the semi-attached houses, we still talk to the neighbor before tear-off, because your roof and theirs share a line.
Rosedale is low and it's close to Jamaica Bay. You see it in a strong nor'easter, when a high tide can put part of Brookville Park underwater. That kind of water is a ground-level problem, but the wind and the wet that come with it hit the roof too. Rain gets driven sideways under old flashing at chimneys and roof-to-wall joints, and a ranch house with a long, low roof catches a lot of wind across the whole plane.
The other thing is age. A lot of these houses went up in one wave, so a lot of the roofs are getting old in one wave. What I usually see: granules in the gutters, curling edges, and a second layer somebody put over the first years ago. The reality is, you can't see the deck under two layers, so we strip it down to the wood and check every sheet before anything new goes on.
If wind takes shingles off or a branch comes down on the roof, here's what we do: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If your roof is just tired, I'll tell you and give you one price.
The houses around Brookville Park are mostly detached ranches and Capes with mature trees, so valleys and gutters fill up with leaves every fall and we look hard at drainage. Meadowmere is only a few streets along Hook Creek, surrounded by Nassau County, and it takes the most wind and moisture in the neighborhood, so the drip edge, the starter course and the flashing get extra attention there. Along Sunrise Highway and Merrick Boulevard, you get more traffic and less room, so we plan where the container goes and when the crew loads out before we give you the schedule.
Who should I call for a roof replacement in Rosedale?
Call somebody who will get on the roof, show you what they found and put the whole scope in writing. I do every estimate myself, and you get one price for the work we agree on.
How much does a new roof cost in Rosedale?
It depends on the size of the roof, how many layers are on there and what we find on the deck. Every job gets one written price after I've seen the roof. Our Queens roof cost guide explains what moves the number.
My Rosedale house has two layers of shingles. Can you go over them?
No. NYC doesn't allow a new roof over two or more layers, and even where one layer is allowed, I won't do it. We tear off to the deck and replace any bad plywood.
Do I need a permit to replace my roof in Rosedale?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
Do you work in Meadowmere and Warnerville?
Yes. They're part of Rosedale and part of 11422. Being right on the water, those roofs need corrosion-resistant fasteners and good flashing, and we price that in from the start.
Rosedale is shingle country. Ranches, Capes and Colonials are made for architectural shingles, and done right, a shingle roof here is a one-day job most of the time. What makes it last is the stuff under the shingle: ice and water shield at the eaves and valleys, synthetic underlayment over the whole deck, a proper drip edge, and a ridge vent so the attic breathes. See shingle roofing and composite roofing for the details.
You deal with me, start to finish. I can sharpen the pencil because I don't carry a big company's overhead, so my price usually comes in 25 to 35% less than the big companies. If you have a competitor's written quote for the same roofing system, bring it and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and three to five sheets of plywood are already in the price.
For the whole job, start to finish, see roof replacement. For the rest of the borough, see our Queens page.

Rosedale went from farmland to a full neighborhood after the mid-1930s, so a lot of the ranches, Capes and Colonials here were built in the same wave and their roofs are wearing out in the same wave. Many already have a second layer of shingles on them. The neighborhood is also low and close to Jamaica Bay, and the pockets along Hook Creek take more wind and moisture than the blocks up by Francis Lewis Boulevard. So we look at the layers, the deck and the exposure on your street before we write the scope.
In Rosedale, the permit question starts with what we're replacing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. Rosedale borders Nassau County, but every house on the Queens side is under NYC DOB rules, and that difference is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
