The Owner Prices Every Roof Himself
Stavros Latos looks at every Whitestone roof before we write a price
Whitestone is the top of Queens, right at the foot of the Bronx-Whitestone Bridge, and it's one of the busiest neighborhoods on our calendar. Most of it went up in two waves: the 1920s, when the trolley and the Long Island Rail Road made it reachable, and the years after the bridge opened in 1939. So you get older detached Colonials with dormers, postwar Capes, brick semi-attached houses and a lot of shingle roofs on their second or third replacement. I'm Stavros Latos, the owner of REVMA Roofing. We're based next door in Bayside, and I come out to every estimate myself.
We work all over Whitestone proper, from the East River down to 25th Avenue and from the Whitestone Expressway over to Francis Lewis Boulevard: the blocks around Francis Lewis Park, the streets off 150th Street and 14th Avenue, Clintonville Street, and the stretch along 20th Avenue. Whitestone also takes in Malba and Beechhurst, which have their own pages. It's all ZIP code 11357.
Whitestone blocks are tight. On semi-attached houses we're sharing a roofline with your neighbor, so I talk to them before tear-off and we tie the new roof into theirs properly at the party line.
The north end of Whitestone sits on the East River, and the houses near Francis Lewis Park and the bridge take wind coming across the water from the Bronx and down from the Sound. That wind works on the edges and the ridge first. Further south, toward 20th and 25th Avenue, it's more about the trees and the age of the roof. Leaves fill the valleys and gutters, and water backs up under the shingles.
The other thing we see a lot in Whitestone is layers. Plenty of these houses have had shingles put over shingles somewhere along the way, and that's where hidden rot starts. The only way to do it is to rip it down to the deck and look at the plywood, and that's what we do every time.
If a storm takes shingles off or a tree comes down on the roof, we do three things: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If your roof is just tired, I'll tell you that and give you a straight price to replace it.
Near Francis Lewis Park and the bridge, the houses get the river wind, so the starter strip, drip edge and ridge cap get the most attention. Around 150th Street and 14th Avenue, it's older detached houses with dormers and plenty of roof-to-wall flashing, which is where leaks like to start. Along 20th Avenue and the blocks south of it, there are more brick semi-attached and postwar houses, where the job is clean tear-off, new plywood where it's needed, and a proper tie-in with the house next door.
Can you replace my half of a semi-attached roof?
Yes. We do it all the time in Whitestone. I talk to the neighbor first, and we seal the joint at the party line so water can't get in between the two roofs.
How much is a new roof in Whitestone?
It depends on the size, the pitch and what we find under the old shingles. Our Queens roof cost guide covers the factors, and you get one written price after I've seen the roof.
Do I need a permit for a roof replacement in Whitestone?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB.
My roof has two layers. Do they both come off?
Yes, both. City code doesn't allow a recover over two or more layers anyway, and I want to see the plywood before the new roof goes on.
How long does a roof replacement take in Whitestone?
Most shingle roofs are done in one day, sometimes two for a big house. You get the schedule in writing with the price.
Whitestone is shingle country. Most of what we replace here is asphalt shingle on Colonials, Capes and semi-attached houses, and the details make the difference: the right ice and water shield in the valleys and at the eaves, a good synthetic underlayment, new drip edge, and ventilation that actually moves air. There are some older slate and cedar roofs too, and we handle those. See our shingle roofing page for the full system, or slate and cedar if that's what you've got.
You deal with me, the owner. No salesman, no price that drops if you sign tonight. You get one written price for the work we agree on, and it usually comes in 25 to 35% less than the big companies because I don't carry their overhead. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are already in the price, and every job carries our workmanship warranty.
For the full process, see our roof replacement page. Nearby, see Malba, Beechhurst, College Point and Bayside, or our Queens page.

In Whitestone, the permit question starts with what we're replacing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. That difference is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
