The Owner Prices Every Roof Himself

Stavros Latos looks at every Rego Park roof before we write a price

When people think of Rego Park, they think of the apartment buildings on Queens Boulevard. But go south and it's a different neighborhood: Colonial, English and Tudor style houses, a lot of them with slate roofs, plus detached frame houses and two-family townhouses. The Real Good Construction Company, which the neighborhood is named after, built hundreds of eight-room houses here in the 1920s, and those are the roofs we work on. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself.

Rego Park Blocks We Serve Every Week

Most of our Rego Park work is in the house blocks: the Crescents off Alderton Street, the streets between Woodhaven Boulevard and the LIRR tracks, and the residential blocks south of Queens Boulevard toward Yellowstone Boulevard and the Forest Hills line. The ZIP code is 11374, and we're in Forest Hills, Middle Village and Elmhurst the same week.

The Crescents have curved streets and big street trees, so parking a container and a truck takes some thought. I figure that out at the estimate. On the attached and two-family houses, we talk to the neighbor before tear-off so there are no surprises.

What Actually Damages Rego Park Roofs

On the Tudors, it's the details. A Tudor roof is steep with a lot going on: cross gables, dormers, valleys and chimneys, and every one of those is a place where flashing has to be right. When we find a leak on a Tudor, most of the time it's at a valley or where the roof meets a wall or a chimney, not in the middle of the slate.

Then it's the trees. The Crescents have big lawns and street trees, and in the fall the leaves pack the valleys and gutters, water backs up, and it finds its way under the roofing. Freeze and thaw makes it worse every winter. On the shingle roofs, that's how you end up with soft spots in the deck by the time the roof is 18 to 22 years old.

Insurance Claims in Rego Park: How We Approach Them

If a storm breaks slates, takes shingles off or drops a branch on your roof, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.

We file for storm damage, not wear. If your roof is just worn out, I'll tell you that and give you one straight, written price.

The Crescents, Woodhaven Boulevard and South Rego Park: A Few Specifics

In the Crescents, it's mostly Tudors and single-family homes with slate, so the conversation is about what slate we can keep, what has to be replaced, and the copper flashing around it. Near Woodhaven Boulevard, you see more detached frame houses with asphalt shingle, where we strip to the deck and check every sheet before the new roof goes on. Elsewhere in south Rego Park, there are two-family and multi-family townhouses, so the shared roof line and the neighbor come into it.

Rego Park Roofing FAQ

Can you keep the original slate on my Tudor?
Often, yes. Sound slate can be kept and reinstalled. Cracked or broken pieces can't be reused under city rules, so we replace those and redo the flashing. I'll show you what's what on the roof.

Is it worth replacing slate with shingles?
Sometimes, if the slate is failing across the whole roof. But a Tudor was built to look a certain way, so I'll walk you through real slate, composite slate and architectural shingle and let you decide. You get a written price for whichever one we agree on.

How much does a new roof cost in Rego Park?
Slate, composite and shingle all price differently, and so does a steep Tudor versus a simple gable. I come out, look at the roof and give you one written price. Our Queens roof cost guide explains the difference.

Do I need a permit to replace my roof in Rego Park?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.

Slate and Tudor Roofing in Rego Park

The slate Tudors in south Rego Park are some of the best roofs in this part of Queens, and they're worth doing right. With slate, we keep what's sound, replace what's broken, and redo the copper flashing in the valleys and around the chimneys, because that's what usually fails first. If the slate is done and you want the look without the weight or the price of new slate, composite slate gets you close. Read more on slate roofing, composite roofing and shingle roofing.

Why Rego Park Homeowners Choose REVMA

You deal with me, the owner. No salesman and no "sign tonight" special. You get one written price for the work we agree on, and since I don't carry the big companies' overhead, it usually comes in 25 to 35% less. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are in the price on shingle jobs, and every job comes with our workmanship warranty.

For the full process, see roof replacement, or our Queens page for the rest of the borough.

Why Roofs in Rego Park, NY Are Different

North Rego Park is apartment buildings, but south of Queens Boulevard it's Colonial, English and Tudor style houses, many with slate, plus detached frame houses and two-family townhouses. A steep Tudor in the Crescents has valleys, dormers and chimneys that all need flashing done right, while a frame house near Woodhaven Boulevard is a strip-to-the-deck shingle job. Big street trees fill the valleys every fall. So we start with your roof, not a price sheet.

Permits & Codes in Rego Park

In Rego Park, the permit question starts with what we're replacing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. That difference is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
