The Owner Prices Every Roof Himself
Stavros Latos looks at every Arverne roof before we write a price
Arverne is a different story from the older parts of the Rockaways. It was a beach town full of summer bungalows, then it sat mostly empty for decades, and then it was rebuilt almost from scratch. The two-family houses started going up in the late 1990s, and Arverne by the Sea opened in 2006. So most of the roofs here are on houses that are 20 to 25 years old or so, and a lot of them are coming up on their first replacement right now. I'm Stavros Latos, the owner of REVMA Roofing, and I come out to every estimate myself, so the person who looks at your roof is the person who prices it.
Arverne runs from about Beach 54th Street to Beach 79th Street along Beach Channel Drive. We work the Arverne by the Sea blocks near the boardwalk, the early renewal houses around Beach 59th to Beach 61st Street, the streets near the Beach 60th and Beach 67th Street A train stations along Rockaway Freeway, and over toward Edgemere on the east side. The ZIP code is 11692.
A lot of these houses are attached or semi-attached in rows, so your roof line runs right into your neighbor's. We talk to the neighbor before tear-off, we tie the new roof into theirs properly at the line, and we protect their side while we work.
You're a few blocks from the Atlantic, so it's wind and salt. The wind goes after the edges and the ridge, and the salt goes after the nails and flashing. On a lot of these newer houses, the original roof was a standard builder install, with standard nails and flashing. After 20-plus years of ocean air, that's where they fail first: rusted nails, lifted tabs at the edges, and flashing pulling away at the walls and the party lines.
So we do the second roof better than the first. Everything comes off to the deck, we check the plywood, and the new roof goes on with corrosion-resistant fasteners, the manufacturer's high-wind nailing pattern, a sealed starter course and real ice and water shield at the eaves.
If a storm lifts shingles or tears off a ridge cap, here's what we do: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If your first roof is just worn out, I'll tell you and give you one price.
In Arverne by the Sea, it's mostly newer two-family homes and townhouses close to the boardwalk, which take the most wind. The houses around Beach 59th to 61st Street were some of the first built in the renewal, back around 1999, so those roofs are among the oldest of the new ones and many are due now. On the older blocks, there are still a few of the original bungalows left, and those usually come with layers, old decking and some surprises, so we strip to the wood and price the plywood honestly.
My Arverne house was built around 2000. Is it time for a new roof?
It could be. Near the ocean, a first roof at 20 to 25 years often shows rusted nails, lifted edges and tired flashing. I'll show you what I see and tell you straight.
How much does a new roof cost in Arverne?
It depends on the size, whether you're attached, and what's under the shingles. Every job gets one written price after I've seen the roof. Our Queens roof cost guide explains what moves the number.
My neighbor and I share a roof line. Do we both have to replace?
No. We can do just your side and tie it into theirs properly at the line. If you both want it done at once, each of you gets a written price.
Do I need a permit to replace my roof in Arverne?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
How long does it take?
Most Arverne shingle roofs are done in one day. You get the schedule in writing with the price,.
These houses were built for architectural shingles, and a good shingle installed right holds up fine near the ocean. What makes the difference is everything around it: synthetic underlayment over the whole deck, ice and water shield at the eaves and valleys, a drip edge that's actually fastened, new flashing at every wall and party line, and a ridge vent so the attic doesn't trap the damp air. See shingle roofing and composite roofing.
You deal with the owner, not a salesman. I get on the roof, I explain what I see, and you get one written price. No big-company overhead means we usually come in 25 to 35% less than the big companies, and if you have a competitor's written quote for the same roofing system, we'll price match it. Crews with 15 to 20 years on roofs, GAF certified, and three to five sheets of plywood included.
For the full job, see roof replacement. For the rest of the borough, see our Queens page.

Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. If your home is part of a condo or homeowners' association, check its rules for exterior work too, and everything is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
