The Owner Prices Every Roof Himself

Stavros Latos looks at every Breezy Point roof before we write a price

Breezy Point is the far western tip of the Rockaway peninsula, and it runs differently from anywhere else in Queens. The whole community is a private cooperative. You own your house, the co-op owns the land, and it has its own security at the gate and its own rules. The houses started out as summer bungalows and cottages along sandy walks, and after Sandy a lot of them were rebuilt bigger. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself, because out here access is half the job.

Breezy Point Sections We Serve

The co-op is three sections. Breezy Point itself is west of Ocean Avenue near the tip, Rockaway Point runs from Ocean Avenue to Beach 201st Street, and Roxbury is about a mile east near the Marine Parkway Bridge. Rockaway Point Boulevard runs between them. We work all three, and the ZIP code is 11697.

Before anything gets scheduled, we coordinate with you and the co-op on access for the crew and the trucks, and we follow the co-op's rules on work hours, staging and debris. That way the job doesn't stall at the gate.

What Actually Damages Breezy Point Roofs

There's nothing between your roof and the Atlantic on one side and Jamaica Bay on the other, so the wind never really stops. Back in September 2012, less than two months before Sandy, a waterspout came off the ocean and came ashore as a tornado right here. So we install to the manufacturer's high-wind nailing pattern, we seal the starter course, and the drip edge and rakes get locked down, because a shingle roof fails from the edges in.

Then the salt. Ordinary steel nails and flashing rust and let go, and then the wind finishes the job. We use corrosion-resistant fasteners and flashing made for the coast, and we make sure the attic is ventilated, because trapped salt air rots a deck from underneath.

Insurance Claims in Breezy Point: How We Approach Them

After a storm, here's what we do: we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.

We file for storm damage, not wear. If your roof is just worn out, I'll tell you and give you one straight price.

The Walks, the Rebuilt Houses and Roxbury: A Few Specifics

A lot of Breezy Point houses sit on the walks, the narrow sandy paths with no street out front, so there's no pulling a container up to your door. Shingles come in and the old roof goes out by hand and by cart, and that labor is in the price. The rebuilt houses from after Sandy, where 130 homes burned and many more flooded, are a lot bigger than the bungalows they replaced, which means more roof catching the wind and more staging. In Roxbury, at the east end near the bridge, the bay is right there, so moisture and attic ventilation get extra attention, and wherever the lots are tight we protect the neighbors' roofs and siding during tear-off.

Breezy Point Roofing FAQ

Can a roofer get into Breezy Point?
Yes, with the co-op's arrangements. Access is restricted, so we work it out with you and the co-op ahead of time, and we follow their rules for contractors while we're there.

How much does a new roof cost in Breezy Point?
It depends on the size, the height of the house and how far the material has to be carried. Every job gets one written price after I've seen the roof. Our Queens roof cost guide explains what moves the number.

My house is on a walk with no street access. Can you still replace the roof?
Yes. We stage at the nearest spot the co-op allows and carry everything by hand. That labor is in the price from the start.

Do I need a permit to replace my roof in Breezy Point?
It's still New York City. Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens. The co-op may have its own requirements on top of that.

What roof holds up best this close to the ocean?
The install matters more than the brand: high-wind nailing, sealed starter, corrosion-resistant nails and flashing, and good attic ventilation. Architectural shingles do well like that, and composite and metal are good options too.

Shingle, Composite and Metal Roofing in Breezy Point

Most of the roofs here are shingle, and done right they hold up to the wind. If you want something that handles the salt even better, composite shake looks right on a beach cottage, and metal is worth a conversation on the bigger rebuilt houses. See shingle roofing and composite roofing.

Why Breezy Point Homeowners Choose REVMA

You get the owner, not a salesman, and you get one written price that already includes the access and carrying work. With no big-company overhead, we usually come in 25 to 35% less than the big companies, and if you have a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and three to five sheets of plywood are included.

For the full job, see roof replacement. For the rest of the borough, see our Queens page.

Why Roofs in Breezy Point, NY Are Different

Breezy Point is a private cooperative at the tip of the Rockaway peninsula, with the Atlantic on one side and Jamaica Bay on the other. The wind is constant and the salt air corrodes ordinary nails and flashing. Many houses sit on narrow sandy walks with no street out front, so material comes in and debris goes out by hand, and access for crews and trucks has to be arranged with the co-op. After Sandy, many bungalows were rebuilt as much bigger houses, which puts more roof in the wind. So we plan access, fasteners and wind detail before we write the price.

Permits & Codes in Breezy Point

Breezy Point is a private co-op, but it's still New York City, so DOB rules apply. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it's required, we file it with the DOB Queens borough office before the work starts. The co-op can have its own rules for contractors, so we coordinate with you and the co-op too, and all of it is spelled out in your written scope.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
