Hollis is one of the older parts of southeast Queens. Developers started turning farmland into house lots here back in the 1880s, and today it's mostly single-family houses on tree-lined streets, a lot of them brick Tudors, with the bigger houses of Holliswood climbing the hill just to the north. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself. You don't get a salesman, you get the guy who's going to run your job.
Hollis Streets We Serve Every Week
We work across Hollis, from 181st Street east to Francis Lewis Boulevard and from Hillside Avenue down to Murdock Avenue. That covers the blocks off Jamaica Avenue, Hollis Avenue, Farmers Boulevard, 193rd Street and 197th Street, plus the edge of Holliswood and Hollis Park Gardens up the hill. Our Hollis ZIP codes are 11423 and 11412, with Jamaica on one side and Queens Village on the other.
The lots in Hollis are tighter than they look from the street. Plenty of houses have a narrow shared driveway, so we figure out where the container and the material go before we price the job, and we let the neighbor know what day the crew is coming.
What Actually Damages Hollis Roofs
The big thing in Hollis is the trees. The streets are lined with mature trees that hang right over the roofs, so the gutters and valleys fill up every fall, and when the water can't get off the roof, it backs up under the shingles. A branch rubbing on the same spot for a few years will wear right through the granules too.
Age is the other one. A lot of Hollis houses are on their second or third roof, and somewhere along the way somebody laid shingles over shingles. That extra layer holds heat and moisture, hides soft plywood, and makes the next roof fail faster. Throw in freeze and thaw every winter and most shingle roofs here need real attention by 18 to 22 years.
Insurance Claims in Hollis: How We Approach Them
When a storm brings a tree limb down on the roof or strips shingles off, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is simply old, I'll say so and give you one straight price for the replacement.
Hollis Avenue, Farmers Boulevard and the Holliswood Edge: A Few Specifics
Around Hollis Avenue, it's mostly older single-family houses, and this is where we find the double layers, so tear-off and a full plywood check come first. Near Farmers Boulevard toward Saint Albans, the brick Tudors have steep front gables and chimneys, so the flashing at the brick is where we spend our time. Up toward Holliswood, the houses get bigger and the streets climb, the roofs have more sections and more valleys, and on the high side the wind works the edges harder.
Hollis Roofing FAQ
Is there a roofer near me in Hollis who does the estimate himself?
That's how we work. I do every estimate in person, get on the roof, take pictures and go through your options with you. Check any contractor's licence with NYC DCWP before you hire them.
How much is a roof replacement in Hollis?
It comes down to the size of the roof, the pitch, how many layers we're stripping and how much plywood needs replacing. Our Queens roof cost guide explains how it adds up, and you get one written price after I've seen the roof.
My Hollis house has two layers of shingles. Can you go over them?
No. City code doesn't allow a recover over two or more layers, and I wouldn't do it over one either. We strip it down to the deck and start from scratch.
Do I need a permit to replace my roof in Hollis?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
What about the trees over my roof?
We'll point out any branches touching the roof during the estimate. Getting those trimmed before the new roof goes on saves the shingles a lot of wear.
Shingle Roofing on Hollis Tudors
Most Hollis roofs we replace are asphalt shingle, and on a brick Tudor that means steep slopes, short runs and a lot of flashing. We use ice and water shield in the valleys and along the eaves, the right underlayment on the rest, and a new drip edge so the water comes off clean. If you want the Tudor to look more like slate without the weight, composite slate is an option. See our shingle roofing, roof replacement and composite roofing pages.
Why Hollis Homeowners Choose REVMA
You deal with me, the owner, start to finish. One written price for the work we agree on, no price that drops if you sign tonight. Because I don't carry the overhead of the big companies, my price usually runs 25 to 35% less than theirs, and if you have a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are already in the price, and the job comes with our workmanship warranty.
