Let me be straight about Pomonok. Most of it is two big developments built on the old Pomonok Country Club around 1949 to 1951: the Pomonok Houses, run by NYCHA between Kissena and Parsons Boulevards, and the Electchester co-op between Parsons and 164th Street. Those roofs belong to the housing authority and the co-op, not to anybody reading this, so they're not my work. What I do here is the private houses: the one- and two-family homes on the edges of the neighborhood, toward 73rd Avenue and across into Kew Gardens Hills, Hillcrest and Fresh Meadows. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself.
Pomonok Blocks We Serve
For houses, we cover the blocks near 73rd Avenue, the Kissena Boulevard side across from Queens College, the 164th Street edge toward Fresh Meadows, and the house streets just over the line in Kew Gardens Hills and Hillcrest. Pomonok is ZIP code 11365, with the blocks toward Kissena Boulevard and Kew Gardens Hills in 11367. We come over from Bayside.
The houses around here sit on small lots and some share a driveway. Kissena Boulevard and Parsons Boulevard are busy, so I figure out where the container goes and how the delivery gets in before you see a price.
What Actually Damages Pomonok Roofs
Where a house near Pomonok is attached or semi-detached, that changes how the roof fails. The line between your roof and your neighbor's is where water gets in, especially when one side was redone and the other wasn't. If the new roof just butts up against the old one with a bead of tar, it'll leak at the seam within a couple of winters. That joint has to be flashed and tied in properly.
The other problem is the back of the house. Some of these homes have a pitched shingle roof in front and a low-slope section over a rear extension. Where the two meet, water slows down and sits. On a shingle replacement, we look hard at that transition and make sure the shingles and underlayment carry the water past it instead of into the wall.
Insurance Claims in Pomonok: How We Approach Them
If a storm takes shingles off your house, here's what we do: we document the damage with photos, we meet the adjuster at the house, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. An old roof is an old roof, and I'll tell you when that's what you have.
73rd Avenue, Kissena Boulevard and 164th Street: A Few Specifics
Down by 73rd Avenue, Pomonok runs into the single-family streets of Kew Gardens Hills and Hillcrest, so it's more detached houses with simple gable roofs, and the job is mostly about the deck, the edges and ventilation. Along Kissena Boulevard, the houses get traffic, dust and tight parking, so staging is the first thing we plan. On the 164th Street side, toward Fresh Meadows, there are more two-family houses, which usually means a bigger roof and two sets of tenants to keep informed about the schedule.
Pomonok Roofing FAQ
Do you replace roofs at the Pomonok Houses or Electchester?
No. Those roofs belong to NYCHA and the Electchester co-op. We do the privately owned one- and two-family houses around them.
How much does a roof replacement cost on a two-family house near Pomonok?
It depends on the size, how many layers come off and the condition of the deck. I look at it in person and you get one written price. Our Queens roof cost guide explains the moving parts.
My neighbor isn't replacing their side. Can you still do mine?
Yes. We replace your side and flash the line between the two roofs so it holds up, and I talk to your neighbor before tear-off.
Do I need a permit to replace my roof in 11365?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and we file it when it's required.
Will my tenants be able to stay home during the job?
Yes. Most shingle roofs are done in one day, and we protect the yard and the entrances. You get the schedule in writing so you can tell them ahead.
Shingle Roofing on Pomonok's Private Houses
Almost everything we put on around here is architectural shingle. We strip down to the deck, replace any bad plywood, run ice and water shield at the eaves and valleys, new drip edge and flashing, and ridge vents so the attic isn't trapping heat. On attached houses, the party line gets proper metal, not tar. More details are on our shingle roofing page, and if you want a different look, see composite roofing.
Why Pomonok-Area Homeowners Choose REVMA
You get the owner. I come out, I measure, I write one price, and I'm the one you call after. No salesman, no three-option menu, no "tonight only" discount. With no big-company overhead, we usually come in 25 to 35% under the big outfits, and if you have a competitor's written quote for the same roofing system, we'll match it. The crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are included, and we stand behind it with our workmanship warranty.
See roof replacement for the whole job, or our Queens page for nearby neighborhoods.
