The Owner Prices Every Roof Himself

Stavros Latos looks at every Flushing roof before we write a price

Most people picture downtown Flushing: Main Street, the 7 train and the towers. That's not where I work. The houses are in the sections around it: Broadway-Flushing with its early 1900s Colonials and Tudors, Murray Hill, Linden Hill, and Queensboro Hill down by Kissena Park. Some of these blocks have been houses for over a hundred years. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself.

Flushing Neighborhoods We Serve Every Week

We work Broadway-Flushing, Murray Hill, Linden Hill, the blocks around Bowne Park, and Queensboro Hill and the rest of South Flushing near Kissena Park. Our Flushing ZIP codes are 11354, 11355 and 11358, plus the part of Queensboro Hill in 11367. From our shop in Bayside, it's a straight shot down Northern Boulevard.

Parking is the first problem in a lot of Flushing. Near the LIRR stations and the busier avenues, a container on the street needs planning, and sometimes it's a dump trailer instead. I work that out before the price, so it's in the price.

What Actually Damages Flushing Roofs

Age, mostly. A house from the 1910s or 1920s has usually had its roof done three or four times, and not always by somebody who stripped it. We find shingles over shingles, old board sheathing with gaps, and flashing that's been tarred over so many times you can't see the metal. The only way to do it is to rip it down to the deck and start from scratch.

Then the trees. Broadway-Flushing and Murray Hill have big, old trees, and around Bowne Park some of the oaks are more than a century old. They're beautiful, and they fill your valleys and gutters every fall and drop limbs in a storm.

Insurance Claims in Flushing: How We Approach Them

If a storm brings down one of those old limbs or strips shingles, here's what we do: we document the damage with photos, we meet the adjuster at the house, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.

We file for storm damage, not wear. If your roof is simply old, I'll tell you, and you'll get one straight price to replace it.

Broadway-Flushing, Murray Hill and Queensboro Hill: A Few Specifics

Broadway-Flushing is a historic district on the State and National Registers, with about 2,300 homes in Colonial, Tudor, Arts and Crafts and Foursquare styles. The city's Landmarks Preservation Commission didn't designate it, so there's no LPC filing for a reroof. But the original Rickert-Finlay deed covenants are still enforced by the homeowners association, and they ban flat roofs, so the pitched roof you have is the roof you keep. If you're changing the look, check with the association first. In Murray Hill, the houses are older and closer together, with a lot of roof-to-wall joints, so flashing is most of the work. In Queensboro Hill, near Kissena Park, where a house has a plain gable roof, the job is mostly the deck, the edges and ventilation, and the park trees mean the gutters get a close look.

Flushing Roofing FAQ

Do I need special approval to replace a roof in Broadway-Flushing?
Not from the Landmarks Preservation Commission, since it isn't a city landmark district. Talk to the homeowners association if you're changing materials or the roof shape.

How much is a new roof on an older Flushing house?
It depends on the size, the layers coming off and what the deck looks like. On older houses, the deck is the big unknown. I look at it in person and you get one written price. Our Queens roof cost guide explains what moves it.

Do I need a DOB permit for a roof replacement in Flushing?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and on older Flushing houses with board sheathing that comes up often. When it's needed, we file it.

Can you keep the original slate on my house?
If it's sound, often yes. Cracked or broken pieces can't be reused under city rules, so we replace those and redo the flashing.

Can you work around a tight street with no driveway?
Yes. We plan the container, the delivery and the crew's path before the job, and we talk to the neighbors ahead of time.

Colonial, Tudor and Arts and Crafts Roofs in Flushing

The older houses here are worth doing right. Most get architectural shingles, laid over a deck we've stripped and checked, with ice and water shield at the eaves and valleys and new copper or aluminum flashing at the walls and chimneys. If your house still has original slate or cedar, we talk about keeping what's sound. If you want the look without the upkeep, composite slate or shake gets close. See slate roofing, cedar roofing, composite roofing and shingle roofing.

Why Flushing Homeowners Choose REVMA

You're dealing with the owner. I come out, I look, I write the price, and I'm the one who picks up the phone after. No salesman, no three options, no "sign tonight." Just one written price. We don't have the overhead of the big companies, so we usually come in 25 to 35% below them, and if you have their written quote for the same roofing system, we'll match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are already included, and the job comes with our workmanship warranty.

For the full process, see roof replacement. For the rest of the borough, see our Queens page.

Why Roofs in Flushing, NY Are Different

The houses in Flushing's residential sections are some of the oldest in Queens, and many have had three or four roofs, not all of them stripped. We find shingles over shingles, gapped board sheathing and tarred-over flashing. Add the century-old trees around Broadway-Flushing and Bowne Park, plus tight streets near the LIRR stations, and every job starts at the deck and the staging plan.

Permits & Codes in Flushing

In Flushing, the permit question comes up often because older houses have board sheathing. Under NYC rule 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and we file it with the DOB Queens borough office before work starts. Broadway-Flushing is on the State and National Registers but is not a city landmark district, so no LPC filing is needed; its homeowners association enforces deed covenants that ban flat roofs. Individually landmarked houses need LPC approval for exterior work.

Stavro came by today to do the roof inspection my insurance company required, and took photos. After checking, he told me the roof is in good condition and doesn't need any repairs right now. I really appreciate him being honest about the condition of the roof and not trying to sell me unnecessary repairs or a replacement. Thank you, Stavro!
