Jamaica Estates has some of the biggest houses we get on in Queens. The neighborhood was laid out starting in 1907 by the Jamaica Estates Corporation, and you can still see that plan in the roofs: large Tudors and Colonials, some Craftsman and Mediterranean houses, and on some of them original slate or clay tile. These are steep, complicated roofs on a hill. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself, because a roof like this needs the person pricing it to actually walk around it.
Jamaica Estates Streets We Serve Every Week
We work all through Jamaica Estates, from Midland Parkway and the Midland Malls to the streets around them like Aberdeen Road, Avon Road, Henley Road, Chevy Chase Street and the blocks near the old Gatehouse. The neighborhood runs from Union Turnpike down to Hillside Avenue, between Homelawn Street and 188th Street, all in ZIP code 11432. Holliswood, Fresh Meadows and Jamaica Hills are right next door.
A big house usually means a big roof with a lot of sections, so staging matters. Many driveways here are long and sloped, and we plan where the container goes and how we protect the landscaping before you get a price, not on the morning of the job.
What Actually Damages Jamaica Estates Roofs
Jamaica Estates sits on the hilly ground of the terminal moraine, and the streets curve with it. That means a lot of houses catch wind from more than one direction, and the high side of the roof takes it hardest. On a big Tudor with cross gables, every intersection is a valley, and every valley is a spot that has to be built right.
Then there are the trees. The neighborhood is full of mature trees that drop leaves and branches onto the roof every fall, the valleys fill up, water backs up under the shingles, and freeze and thaw does the rest. On slate and tile roofs, the material itself often outlasts the flashing, so a leak on an old slate roof is usually the copper at a chimney or valley, not the stone.
Insurance Claims in Jamaica Estates: How We Approach Them
If a big limb comes down or a storm strips part of the roof, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. On older slate or tile, I'll tell you honestly whether the damage came from the storm or from age.
Midland Parkway, the Upper Hill and the Hillside Avenue Edge: A Few Specifics
Along Midland Parkway, the houses are some of the largest in the neighborhood, many of them Tudors with steep slopes and big chimneys, so the flashing and the ridge get a close look. On the higher streets toward Union Turnpike, the roofs take more wind, so we pay extra attention to the starter course and the edges. Near Hillside Avenue, the houses are often smaller Colonials and Capes, where an asphalt shingle roof has usually been replaced before, so we strip it to the deck and check every sheet of plywood.
Jamaica Estates Roofing FAQ
Can you keep the original slate on my Jamaica Estates house?
Often, yes. Sound slate can be kept and reinstalled. Cracked or broken pieces can't be reused by city rule, so we replace those and redo the copper flashing.
Do you work on clay tile roofs?
A lot of the time the tiles are fine and the underlayment and flashing are what's failing. If the roof needs replacing, I'll walk you through tile and composite options with one written price.
How much does a new roof cost on a big Jamaica Estates house?
It depends on size, pitch, material and how many cuts the roof has, and these roofs vary a lot. Our Queens roof cost guide explains it, and you get one written price after I've been on your roof.
Do I need a permit to replace my roof in Jamaica Estates?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
How long does a roof take on a house this size?
A shingle roof on a big house is usually two days. Slate and tile take longer. You get the schedule in writing with the price.
Slate, Tile and Tudor Roofing in Jamaica Estates
The slate and tile in Jamaica Estates is worth taking care of. With slate, we keep what's sound, replace what's broken and redo the copper flashing. With tile, we check the underlayment and the fastening before anyone talks about replacement. If the roof has reached the end and you want the look without the weight, composite slate gets you close. See our slate roofing, composite roofing and shingle roofing pages.
Why Jamaica Estates Homeowners Choose REVMA
You deal with me from the estimate to the last day. You get one written price, no three-prices routine, and because I don't carry big-company overhead it usually comes in 25 to 35% less than the big companies. Bring a competitor's written quote for the same roofing system and we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, and every job comes with our workmanship warranty.
