Queens Village was sold in the 1920s as "the suburb within the city," and the houses still feel that way. The older blocks are Colonials, Dutch Colonials, Tudors and Cape Cods from the 1920s and 1930s, and after the war came brick ranches and split-levels. That's a lot of different roof shapes on one ZIP code map. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself, so the person who looks at your roof is the person who prices it.
Queens Village Neighborhoods We Serve Every Week
We work across Queens Village, including Bellaire, Hollis Hills and Hilltop Village, the blocks off Springfield Boulevard, Hempstead Avenue, Braddock Avenue and Jamaica Avenue, and the numbered streets like 212th, 217th and 221st. Our Queens Village ZIP codes are 11427, 11428 and 11429, right up to the Nassau line, and from here it's a short drive back to our base in Bayside.
Most Queens Village houses are detached with a driveway, which makes staging easier than a lot of Queens. Where the driveway is shared or narrow, we plan the container and the material drop before you get a price and give the neighbor a heads-up.
What Actually Damages Queens Village Roofs
Queens Village sits on high, well-drained ground, so it's not standing water. It's the trees. The blocks are shaded by big oaks, maples and old sycamores, and every fall they drop a load of leaves into the valleys and gutters. When the water can't get off the roof, it backs up under the shingles, freezes, and opens the gap a little more each winter.
The other thing is the roof shapes. A Cape has dormers, and every dormer has two short valleys and a roof-to-wall joint on each side. A Dutch Colonial has that steep lower slope where water runs fast and the flashing at the gambrel break takes a beating. Ranches have long, low runs where wind lifts the edges. Most shingle roofs here need real attention by 18 to 22 years.
Insurance Claims in Queens Village: How We Approach Them
If a storm takes shingles off or a tree limb hits the house, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof just reached the end of its life, I'll tell you that straight and price the replacement.
Bellaire, Hollis Hills and Springfield Boulevard: A Few Specifics
In Bellaire, it's a lot of 1920s and 1930s Colonials and Capes, often with a second layer of shingles, so we strip to the deck and check every sheet of plywood. In Hollis Hills, up near Cunningham Park, the houses are bigger Colonials and the lots have more trees, so gutters, valleys and the branches over the roof get a close look. Along Springfield Boulevard, you see more postwar brick ranches and split-levels, with long eaves where the starter course and drip edge do most of the work.
Queens Village Roofing FAQ
Who should I call for a roof replacement in Queens Village?
Call someone who comes out, gets on the roof and explains every line of the quote. At REVMA that's me, the owner, every time. Check any contractor's licence with NYC DCWP.
How much does a new roof cost in Queens Village?
It depends on the roof's size, pitch and shape, how many layers come off and how much plywood is bad. Our Queens roof cost guide explains it, and you get one written price once I've seen the roof.
Do I need a permit to replace my roof in Queens Village?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
My Cape has dormers that leak. Is it the dormers or the roof?
Usually it's the flashing where the dormer walls meet the roof. When we replace the roof, all of that flashing comes out and gets redone, so you're not left with old metal under new shingles.
How long does a roof replacement take?
Most Queens Village shingle roofs are done in one day, sometimes two on a bigger house. You get the schedule in writing with the price.
Shingle Roofing on Capes, Colonials and Ranches
Almost every roof we replace in Queens Village is asphalt shingle, and the details change with the house. On a Cape, it's the dormer flashing. On a Dutch Colonial, it's the steep lower slope and the break where the two pitches meet. On a ranch, it's ventilation, because a long, low attic cooks the shingles from underneath if it can't breathe. See our shingle roofing, roof replacement and composite roofing pages.
Why Queens Village Homeowners Choose REVMA
You deal with me, the owner, from the estimate to the cleanup. One written price, no three-prices routine, no "today only" number. Because I don't carry the overhead of the big companies, my price usually comes in 25 to 35% less than theirs, and if you bring a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are in the price, and you get our workmanship warranty.
