Laurelton was laid out to feel like an English village, and a lot of it still does. Most of the houses went up between the 1920s and the 1950s: Tudors, both attached and detached, Dutch Colonials, brick Capes and rows of attached Tudor houses on streets with planted center malls. Those Tudor roof lines look great and take some care to replace. I'm Stavros Latos, the owner of REVMA Roofing, and I come to every estimate myself.
Laurelton Streets We Serve Every Week
We work across Laurelton, from Springfield Boulevard east to the Laurelton Parkway and from 121st Avenue down to Conduit Avenue and the Belt Parkway. That includes the blocks off Merrick Boulevard, the center-mall streets, Mentone Avenue, 222nd Street and the houses around Brookville Park. Our Laurelton ZIP codes are 11413 and 11422, and Cambria Heights, Saint Albans and Rosedale are all next door.
With so many attached Tudors here, the neighbor is part of the job. We talk to them before tear-off, plan where the container goes, and make sure the crew knows exactly where your roof ends and theirs begins.
What Actually Damages Laurelton Roofs
Laurelton is flatter and more open than the hill neighborhoods up north, especially toward Conduit Avenue and the Belt Parkway. Wind gets at the edges of the roof, the shingles lift at the eaves and rakes first, and the next nor'easter drives rain in under them. That's why the starter course and drip edge get so much attention on our jobs here.
On the attached Tudors, the problem spot is the seam between houses. When one neighbor replaces their roof and the next one doesn't, the tie-in between them is where the water finds its way in. Then add the tree-lined streets filling the valleys with leaves every fall and freeze and thaw all winter, and most shingle roofs here need real attention by 18 to 22 years.
Insurance Claims in Laurelton: How We Approach Them
If a storm rips shingles off or a branch comes down on the house, we document the damage with photos, we meet the adjuster on the roof, and we repair what's covered. We're the roofing contractor, so we don't negotiate your claim or speak for you with the carrier. Under New York Insurance Law §2101(g)(2), that's for you or a licensed public adjuster.
We file for storm damage, not wear. If the roof is just tired, I'll tell you and give you a straight price for the replacement.
Merrick Boulevard, the Center-Mall Streets and Brookville Park: A Few Specifics
Off Merrick Boulevard, it's a mix of detached Tudors and Dutch Colonials, where steep front gables and the gambrel break on the Colonials need clean flashing. On the center-mall streets, a lot of the houses are attached Tudor rows, so we coordinate with the neighbors and tie the new roof into the shared line so the seam stays sealed. Down by Brookville Park and toward the Belt Parkway, the roofs are more exposed, so we nail the first course and the edges with extra care.
Laurelton Roofing FAQ
Can you replace the roof on one attached Tudor without doing the whole row?
Yes. That's most of what we do on attached houses. We replace your roof, tie it into your neighbor's at the shared line and let them know before we start.
How much is a new roof in Laurelton?
It depends on the size, how steep the Tudor gables are, how many layers come off and how much plywood is bad. Our Queens roof cost guide explains it, and you get one written price after I've seen the roof.
Do I need a permit to replace my roof in Laurelton?
Under 1 RCNY §101-14, replacing coverings and insulation above the deck doesn't need a DOB permit unless the Energy Code requires added insulation. Replacing deck or sheathing does, and when it does, we file it with DOB Queens.
My shingles keep blowing off at the edge. Why?
Usually the starter course or the drip edge wasn't installed right, so the first row isn't held down. On a replacement we redo both, which is what keeps the edges on in Laurelton wind.
How long does a roof take on a Laurelton house?
Most shingle roofs are done in one day, sometimes two on a bigger detached house. You get the schedule in writing with the price.
Tudor and Shingle Roofing in Laurelton
Most roofs we replace in Laurelton are asphalt shingle on a Tudor or a Colonial. On a Tudor, the steep slopes and short valleys need ice and water shield and careful flashing at every wall. On a Dutch Colonial, it's the steep lower slope and the break. If you want the Tudor to read more like slate without the weight, composite slate is a good fit. See our shingle roofing, roof replacement and composite roofing pages.
Why Laurelton Homeowners Choose REVMA
You deal with me, the owner, not a salesman with three prices. You get one written price for the work we agree on. I don't carry big-company overhead, so it usually comes in 25 to 35% less than the big companies, and if you have a competitor's written quote for the same roofing system, we'll price match it. Our crews have 15 to 20 years on roofs, we're GAF certified, three to five sheets of plywood are in the price, and every job comes with our workmanship warranty.
