The building stock
Great Neck, Manhasset, Garden City and Rockville Centre hold substantial detached homes — Colonials, Tudors and Center-Hall Colonials — with steep pitches, multiple dormers, and enough roof area that material choice genuinely changes the budget. These are the roofs where composite and cedar make sense, and where a slate roof is often worth restoring rather than replacing.
Permits and approvals
There is no single Nassau permit. Each town and incorporated village runs its own building department with its own forms, fees and inspection schedule, and the villages are usually stricter than the towns. Garden City and the Great Neck villages in particular have architectural requirements that constrain colour and profile. We file with the correct authority for the address rather than assuming a county-wide process.
Weather and exposure
Nassau sits in a higher design wind zone than most of the five boroughs, and the North Shore takes weather straight off the Sound. Nor easters do more damage here than anywhere else we work — it is the market where we most often specify a full ice-and-water underlayment rather than the code minimum at the eaves.

There is no county-wide permit. The town (Hempstead, North Hempstead or Oyster Bay) or the incorporated village issues it, and the villages usually apply their own architectural review as well. We file with the correct authority for the address rather than assuming a single process.
