South Shore Roof Replacement: Rockville Centre to Long Beach

A roof replacement in Rockville Centre, Long Beach, Valley Stream or anywhere along the South Shore of Nassau County has to be specified for a coastal environment, whether or not you can see the water from the house. Salt air, sustained wind off the Atlantic and the bays, and the coastal storms that arrive every few winters all shorten the life of a roof that was installed to an inland standard. The good news is that the upgrades that make a roof survive here are well understood and not expensive relative to the roof.

REVMA is based in Bayside, Queens and works across Nassau County. This is what we do differently on the South Shore.

The housing stock and where it sits

The South Shore is not one place. Rockville Centre is an inland village of substantial Colonials, Tudors and Capes, many from the 1920s through the 1950s. Valley Stream is closer to the Queens line, with a large stock of post-war capes and split-levels. Long Beach is a barrier island city, with everything from beach bungalows to larger homes, all of it exposed. Baldwin, Oceanside, Freeport and the Massapequas sit along the bays and canals in between.

The closer a house sits to open water, the more the wind and salt dominate the roof decision. But even in inland Rockville Centre the design wind loads are higher than in most of the five boroughs, and every South Shore roof takes the same nor'easters.

What coastal exposure does to a roof

  • Wind lifts the edge first. The starter course, the rakes and the first courses above the eave are where wind gets under a roof. Once the edge lifts, the field goes course by course.
  • Salt corrodes fasteners and flashing. Standard galvanized nails and thin aluminum flashing degrade faster in salt air. On the water, that means rust streaks and loose shingles years before the shingle itself wears out.
  • Wind-driven rain goes uphill. A roof that sheds normal rain fine can leak in a nor'easter, when rain is driven sideways and up under the shingles and into any valley or flashing that relies on gravity alone.
  • Sun and heat on the barrier island. Long Beach roofs get more direct sun and reflected light than shaded inland lots, which ages asphalt faster.

How we specify a South Shore roof

Shingle selection

Where asphalt is the material, we install shingles with a high wind rating and use the manufacturer's high-wind nailing pattern rather than the standard one. GAF Timberline HDZ and Owens Corning Duration, installed as part of their full roofing systems with the matching starter, ridge cap and underlayment, carry the wind warranties that matter here. A shingle installed with four nails on a roof rated for six is not the roof you paid for.

Underlayment

Code requires ice and water membrane at the eaves. On the South Shore we run it well beyond the minimum: across the full eave to a line inside the exterior wall, in every valley, around every penetration, and often up the rakes. Under the rest of the field goes a synthetic underlayment rather than felt. The membrane is what keeps wind-driven rain out when it gets past the shingles, and it does.

Fastening and edge detail

Enhanced perimeter fastening, new drip edge at every eave and rake, and starter strip that is bonded rather than simply nailed. On the water we use stainless or hot-dipped fasteners and heavier-gauge flashing, and copper at chimneys where the budget allows. The edge is where the money should go on a coastal roof.

Gutters and drainage

Coastal storms drop a lot of water fast. When we replace a roof here we look at whether the gutters and downspouts can actually handle the roof, whether they are pulling away from the fascia, and whether the downspouts discharge somewhere sensible. Gutter apron and drip edge go in with the roof so water enters the gutter instead of running behind it. If the gutters need replacing, tear-off is the cheapest moment to do it.

Composite for exposed homes

For homeowners who want a roof that shrugs off the coast, DaVinci and Brava composite shake and slate carry Class 4 impact ratings and high wind ratings, do not corrode, and do not lose granules to sun and salt. On an exposed Long Beach or Point Lookout home it is often the better long-term value.

Flood zones and the practical side of the job

A large share of the South Shore, and all of Long Beach, is mapped in a flood zone. That does not change the roof itself, but it affects the job. Material has to be staged so it is not sitting in a driveway that floods at a high tide during a storm. Dumpster placement on narrow barrier-island streets needs planning. And homes that were raised after past flooding are now taller, which changes the staging and access. We plan the logistics before the first delivery.

Permits: village by village

There is no county roofing permit in Nassau. Rockville Centre is an incorporated village with its own building department. Long Beach is a city with its own. Valley Stream is a village. Baldwin, Oceanside and the unincorporated parts of the Massapequas permit through the Town of Hempstead or the Town of Oyster Bay depending on where the line falls. We file with the correct authority for the address, and we confirm what it requires before we quote, because the inspection schedule affects the timeline.

After a storm: repair, replace or claim

If your roof has just been through a coastal storm, start with our guide to what to check after a nor'easter. A few lifted shingles on a roof that is otherwise sound is a repair. Widespread lifting, a roof near the end of its life, or water inside the house usually means replacement, and on the South Shore that is often an insurance-covered replacement. We document the damage, meet the adjuster and handle the paperwork. For emergency tarping and a damage assessment, see storm damage roof replacement.
