What roofing in the Bronx actually involves
Every market we work in has its own building stock, its own permitting process and its own way of failing. Here is what shapes the work here.
The building stock
Riverdale and Fieldston hold a dense concentration of 1920s Tudors and Colonials, many still carrying their original slate or clay tile. Further east and south, the stock shifts to attached and semi-attached brick homes with low-slope rear roofs, and to pre-war multifamily buildings where the roof is a flat membrane deck behind a parapet. The two call for completely different crews and details, and we quote them differently.
Permits and approvals
The Bronx is NYC Department of Buildings territory, so a full tear-off generally needs a permit filed through DOB NOW and an insured contractor on record. Fieldston is a designated historic district: work visible from the street there can also require Landmarks Preservation Commission review, which affects material choice and lead time. We file the paperwork rather than leaving it with the homeowner.
Weather and exposure
The Throgs Neck, Country Club and City Island waterfront takes sustained wind off the East River and Long Island Sound. That is where we specify higher-wind-rated shingles and upgrade the perimeter fastening and starter course, because the edge is where a wind failure almost always begins.
