The building stock
The brownstone and rowhouse belt through Park Slope, Bed-Stuy, Carroll Gardens and Crown Heights is almost entirely flat-roofed: a membrane deck, a parapet on three sides, and a cornice that is often the most fragile part of the building. Ditmas Park and Prospect Park South break the pattern with large detached Victorians carrying complex pitched roofs, turrets and original slate. Bay Ridge and Marine Park are mostly attached brick with a mix of low-slope and shallow pitch.
Permits and approvals
NYC DOB filing applies borough-wide. Brooklyn has an unusually large number of designated historic districts — Park Slope, Brooklyn Heights, Fort Greene, Cobble Hill and more — where anything visible from the street, cornice repairs included, goes through the Landmarks Preservation Commission. On rowhouses we also coordinate roof access and party-wall flashing with the adjoining owner, which is routine here and rare elsewhere.
Weather and exposure
Flat roofs in Brooklyn fail at the details, not the middle: parapet copings that have opened up, cornice junctions, and drains that back up under heavy summer rain and pond water against the wall. When we quote a Brooklyn membrane job the perimeter and the drainage carry more of the price than the field, because that is where the money actually needs to go.
